| Real estate is an important industry related to the national economy and people’s livelihood.Trust is the pillar industry in China’s financial system.The combination of the two is an important business sector of the trust industry,and also an important financing channel for the real estate industry.However,at present,the trust industry is facing the transformation requirements of breaking the rigid repayment,the real estate industry is facing multiple pressures such as financing,land acquisition and sales,so the risk of real estate trust is gradually exposed.Under the above background,the current investment in real estate trust mainly faces the following problems:first,there is less research on real estate trust abroad,and the domestic research has not formed a theory and system,which has limited guiding significance for specific real estate trust investment;the risks accumulated by insufficient information disclosure and invisible rigid repayment of trust companies are gradually exposed;the investment consultant relies too much on the recommendation materials issued by the company unilaterally and lacks the awareness and ability of risk management;investors still stay in the past belief of rigid repayment and mortgage,and lack of more scientific risk management consciousness and ability.Through the research on JY case of ZR trust company,this paper explores a set of methodology to help investment consultants and investors make better investment decisions:first,the causal analysis method is used to decompose the large risk factors into small risk factors that can be dealt with one by one;then the risk matrix method is used to evaluate the risk of the main factors after the split,and the scoring criteria of the probability of risk occurrence and the severity of the consequences are formulated,as well as the key elements of the evaluation of each risk,so as to distinguish the high,medium and low risks;finally,according to the size of risk value,effective risk control measures are formulated in turn.Although China’s current real estate trust project risk management has explored a set of more perfect risk control system and more comprehensive risk control measures,under the dual pressure of strict supervision of the real estate industry,financing control and active transformation of the trust industry,the risk management of real estate trust still faces severe challenges,which need the supervision department and self-management of the industry The joint efforts of legal organizations,trust companies,employees and investors. |
