In accordance with the development of China’s economic,real estate industry has been developing for years.Real estate is not only one of the most important pillar industry,but also about urban planning.For the past few years,many city governments sold more commercial land than before,so the development of commercial apartments has became a difficult problem for the developers.How to sell commercial apartments affects both the standard of land deals and profit model,became the focal point of real estate industry,especially in second and third-tier cities.Zhengzhou TS apartment is one of the headquarters company’s commercial apartment projects.Although the projects are in different citis,they are all in difficult sales fix.In such a situation,research on the marketing plan of commercial apartments is a effective way to solve the headquarters company’s problem.In this article I analyzed the macro and micro environment for real estate and the TS apartment’s characteristic,such as low market acceptance,high use cost and so on.Also considering the company’s profits requirement,I made the marketing plan.The plan is composed of six parts.The first is localize dapartment’s customers to be investors.The second is by investors’ character to make suggestions to promote product such as property form,dwelling structure and estate supporting facility.The third is apartment’s pricing principle and pricing plan which is totally different from residential property’s,more suitable for investable apartment.The forth,focusing on the problem of homogenised product and the goal of higher price,make advertising plan based on USP to promote the subject’s brand.The fifth is a special application plan on internet and interactive media.IMC theory appears through the marketing planning,trying to coordinate several places to a marketing planning system to protect brand building and sales.Finally I put forward the marketing strategy the corresponding safeguard measures.The contribution of the study is that marketing plan proposed here would help the developer get the goal of selling profit and brand building and provide the real estate marketing employee,especially commercial apartment marketing employee guidance.
