In recent years,the "talent competition" between cities has intensified,and each city is stepping up efforts to introduce talents,which has brought new vitality to the development of the city.As of January 2022,more than 100 cities in my country have promulgated talent introduction policies.Among these cities,first-tier and new first-tier cities have also continuously strengthened the introduction of talent introduction policies.Due to the increase of talent pool,the original pattern of housing supply and demand balance in the city has been destroyed.Therefore,how to accurately evaluate the impact of talent introduction policies on housing prices is the most important thing is to find a realistic path to balance the rapid accumulation of talents and housing price fluctuations,so as to maximize the positive role of talent introduction policies,and to rationalize the distribution of talents and The healthy development of the housing market has important practical significance.This paper takes 70 large and medium-sized cities across the country as the research object,starting from three aspects: the influencing factors of housing prices,the research status of talent introduction policy,and the method research,and through the combing of relevant literature,it summarizes the advantages and disadvantages of the current research.Then,theoretically analyze the influence mechanism of talent introduction policy on housing prices,and analyze the realistic characteristics of our country’s talent introduction policy and housing prices.Finally,select the panel data of 70 large and medium-sized cities in my country from 2010 to 2020,and use the multi-period double difference method and composite control method to evaluate the impact of talent introduction policy on housing prices.From the perspective of different levels,different regions and different representative cities,the empirical analysis evaluates the overall impact effect and individual processing effect of talent introduction policy on housing prices.After the empirical results are obtained,parallel trend test,counterfactual test and placebo test are carried out.The research results show that: first,the policy of talent introduction will promote the rise of housing prices;Housing prices in second-tier cities have less impact,and talent introduction policies have a greater impact on housing prices in the eastern region than in central and western regions;third,talent introduction policies have significantly boosted housing prices in four cities:Wuhan,Xi’an,Chengdu,and Kunming rise.It can be seen from this that the new first-tier cities,with their rich public resources,are extremely attractive to high-quality talents and young people,quickly attracting talents,and driving the rise of urban housing prices.According to the research results,this paper gives the following suggestions on how to maintain the healthy development of the housing market when a large number of talents flow into the city: first,the strategic position of the talent introduction policy should be clarified in the process of urban development;second,attention should be paid to The differences between different cities should formulate policies to attract talents according to local conditions;thirdly,improve the industrial layout of the city,improve the level of public services,and ensure the sustainable development of attracting talents.Therefore,if a city wants to achieve the ideal form of mutual support and mutual benefit between people and the city,it must establish a good development pattern that attracts people by production and builds the city by people.Such a pattern can stimulate the vitality and creativity of the city to the greatest extent,form a cluster effect,and attract more talents to come and develop.Figure [18] table [19] reference [87]... |
