The growing housing needs of young new citizens and the current imbalance in the housing supply system are the main issues for young people in the field of housing research at present.Due to the rapid increase of population in mega-cities,new citizens generally have difficulties in housing consumption,which is first and foremost confronted with the choice of housing rent and purchase.Young new citizens are not really reaping the benefits of urban development while making great contributions to the city’s development.In this context,an in-depth understanding of the housing and housing needs of young new citizens can help the government improve the urban housing system and achieve the goal of housing for young new citizens.This paper focuses on the following aspects of the study.Firstly,a detailed literature review of domestic and foreign researchers’ research on young new citizens’ housing and home purchase choices is conducted to clarify the factors influencing young new citizens’ housing and home purchase choices,and demand and supply theory,rational choice theory and housing gradient consumption theory are added to this paper to lay a profound theoretical foundation for building a theoretical model and subsequent research.Secondly,a questionnaire survey was conducted to investigate the individual characteristics,psychological factors,family factors,social factors,housing factors and policy factors of young new citizens in Tianjin.Finally,a binary logistic regression model was used to analyze the factors influencing young Tianjin citizens’ willingness to choose housing and homeownership.The results of the study show that gender,marital status,working years,willingness to settle,perception of "having a home is a home",parents’ financial support for home purchase,housing attributes,housing facilities,monetary policy,and the third child birth policy have significant positive effects on young new citizens’ housing and home purchase choices in mega cities,while lower annual household income,smaller household size,and the rent-purchase equal rights policy have significant negative effects on young new citizens’ housing and home purchase choices in mega cities,There is a negative effect of lower annual household income,smaller household size,and the policy of equal rights to rent and purchase on young new citizens’ choice of housing rent and purchase in mega cities;there is no significant difference at different levels of other factors.Based on the results of the empirical analysis,we propose policy recommendations and specific measures in terms of establishing a correct concept of housing and home purchase,establishing a multi-level housing demand pathway,reducing the financial burden of young citizens,strictly implementing housing-related policies,strengthening the regulation of the housing and home purchase market,and improving the legal system of housing and home purchase.The main innovation of this study is the inclusion of policy factors in the analysis of the factors influencing the housing and housing purchase choices of young new citizens in mega-cities,which helps the government and the market to solve the problems arising in the process of housing choices of young new citizens in mega-cities in a more targeted manner.Young new citizens are the main force of future economic development,and solving the housing problem of this group is very important for the future socio-economic development of China.
