To comprehensively promote rural revitalization,accelerate the modernization of agriculture and rural areas,and solve the "three rural issues" is still the top priority of the whole party.The real estate registration of real estate and land,which is related to the vital interests of farmers,is a key task deployed by the state.To lay the foundation for the clarification of property rights and standard management of rural real estate,and to further improve the unified registration system for real estate,which is of great significance to the reform of the rural property rights system.When implementing real estate registration in rural areas,there have been many complicated situations,which have affected the smooth development of real estate registration.This article takes Dafeng District,Yancheng City,Jiangsu Province as an example,and analyzes the necessity of real estate registration in rural real estate and land integration by studying the relevant theories,policies,laws and regulations of real estate integration in rural areas.Combining the basic situation of Dafeng District and the distribution of homesteads,sort out the development history of real estate registration in Dafeng District.Through the use of real estate historical data integration and rural real estate registration survey results,the real estate registration of the rural real estate in Dafeng District is carried out.This paper selects Xinfeng Town as a typical research area and summarizes the problems encountered in the real estate registration work carried out in Xinfeng Town,analyzes the historical and practical reasons for these problems,and combines the laws and regulations and the regional characteristics of Dafeng District.suggest solution.This article lacks the source of ownership data,the difficulty of completing the sign and seal,the "house" and "land" rights are inconsistent,the phenomenon of "one household with multiple houses",the identification of "households",the application of the results of the entitlement survey,and the area of homestead exceeding the standard Analyze and research and put forward countermeasures.It focused on exploring how to confirm the ownership boundary of a homestead that occupies too much area.The author explores the actual operation of rural real estate registration in the integration of real estate and land in a typical area,and intends to solve various difficult problems in the process of this work.Formulate operating rules based on the actual registration conditions of Dafeng District,design "three-level confirmation form" and "family agreement" and other complete registration procedures that meet the characteristics of Dafeng District,and rationally delimit the boundary of the parcel based on field exploration and over-occupancy.A set of easy-to-operate solutions provides a reference for the future integration of rural real estate registration in Dafeng District.At the same time,I hope that through the exploration of this article,it will bring some inspiration to rural real estate registration. |
