Research On The Problems And Countermeasures Of The Market Of Rural Collective Operational Construction Land In Dengfeng City

The marketing of rural collective commercial construction land is related to the realization of the rural revitalization strategy.Since the state selected 33 pilot reforms nationwide,the marketing of rural collective commercial construction land has achieved phased results on the basis of conforming to land planning and use control,greatly mobilizing the enthusiasm of collective economic organizations and farmers to participate,releasing the resource value of rural land,and providing an inexhaustible driving force for rural industrialization and modernization.However,judging from the progress across the country,the collective construction land market mechanism still needs to be further improved and upgraded,and its theory and practice still need to be further studied.Therefore,in-depth analysis and optimization of the rural collective operational construction land market system is the due meaning of promoting the current land system reform in China,which is both imperative and imminent.By referring to relevant literature,this paper clarifies the basic concept and theoretical basis of the research topic,thus strengthening the theoretical basis for the subsequent research.Then,through the questionnaire and field interview,it comprehensively graspes the current situation of the market of rural collective operational construction land in Dengfeng City.By analyzing the questionnaire and interview results,it studies and discusses the existing problems and reasons of the market entry of Dengfeng City.Finally,through the case analysis method,the empirical study of Deqing County of Zhejiang Province,Daxing District of Beijing,Changyuan County of Henan Province and other three pilots,compared and summarized the contents of the collective commercial construction land in the market preparation,market mechanism and income distribution,and on this basis,to provide experience for Dengfeng City collective commercial construction land in the market work.Based on the above studies,this paper tries to put forward countermeasures and suggestions on the market entry of rural collective operational construction land in Dengfeng City according to local conditions from five aspects:improving the supply capacity of rural land,standardizing the market entry mechanism of rural land,strengthening the government’s market entry supervision function,improving the distribution system of land value-added income and providing supporting financial services.The innovation of this paper lies in that it extends the geographical scope of the research on the entry of collective operational construction land into the market,enriches the theoretical research and path exploration of its entry into the market,and has important practical reference value for the entry practice of Dengfeng City.
