Research On The Countermeasures Of Renovation Of Old Residential Area In Cities Under The Background Of Urban Renewal

In the context of implementing the new development concept and focusing on high-quality development,the implementation of urban renewal is an inevitable requirement to promote high-quality urban development in China.The process of urban renewal in China began to sprout in the 1990 s.Since the 21 st century,It began to carry out the protection,renovation and renewal of historical areas with the theme of historical and cultural protection,the renovation of shanty towns and villages in cities and the renovation of old residential areas with the goal of improving the living environment of people in need.This disseration takes Binhu District of Wuxi city as an example,based on urban renewal idea and the fully research of old village renovation work.The district has completed several rounds of renovation of old residential areas in the early stage,and also issued corresponding implementation opinions for urban renewal and renovation of old residential areas.The process,content and operation mode of renovation work have been relatively mature.However,through in-depth analysis,it is found that there are still many problems in the renovation of the old residential areas,including the weak basic hardware of the residential areas,the lack of software improvement,the absence of follow-up management and maintenance,etc.,and the combination of urban organic renewal concept that should be reflected in the renovation of the old residential areas is not enough.Against the problems existing in the practice,this article analyzes the causes from the government,society and residentsl.Such as government’s overall planning is not strong,resulting in an imperfect institutional system and difficult to secure funds for reconstruction,.Social from all walks of life to reform the work of cooperation is not enough.Residents’ demands for reconstruction are diverse,and the subject consciousness of participating in reconstruction is not strong and so on.Based on the urban renewal experience of Shenzhen,Guangzhou,Shanghai,Nanjing,Suzhou and other advanced regions in China,this paper explores and puts forward relevant countermeasures and suggestions.Such as optimize top-level design by means of overall planning and design,rationalizing systems and mechanisms,and broadening financing channels.Combine the concept of organic renewal with the will of residents,determine the renovation content reasonably and perfect the practical operation,Purchase market services to promote the old residential property management to achieve specialization,and use the Party construction to lead the implementation of long-term management.
