At the end of 2019,the domestic epidemic broke out,and the whole country saw the strong role of property service enterprises in community management.The service objects and contents of property service enterprises are no longer limited to residential areas,businesses and buildings.From the perspective of Government: with the more and more refinement of urban management,the cost of urban management increases sharply and the pressure of management increases;From the perspective of property service enterprises: Enterprises’ governance of urban cell groups-communities is becoming more and more mature.Therefore,how to give full play to the enthusiasm of the government and property enterprises,seek a new model,promote the integration of resources between the government and enterprises,urban governance and property management,and finally achieve win-win is the focus of this paper.This paper is mainly based on the author’s investigation on the community governance of three urban villages in Shenzhen together with the research group during his internship at the China commercial property development and Construction Working Committee of China urban commercial network construction and Management Federation(hereinafter referred to as the "commercial property committee of China Urban Commercial Federation"),and in view of the problems found,this paper discusses the participation of property companies in urban management,that is Research work has been carried out on the model of "property management city".Through literature retrieval,qualitative method,content analysis method,investigation and research method,interview method and other forms,this paper analyzes and studies the cases of property management and urban services at home and abroad,such as Zhuhai dahengqin and Vanke’s large property,country garden urban symbiosis plan and so on,and puts forward the design scheme of property management urban model,mainly including intimate and meticulous housekeeper service Integrated service of whole process management,urban management transformation and community service operation,organizational structure transformation and operation management transformation and improvement of property companies,etc.From the perspective of urban management and community governance,with the help of the property management city model,it can better promote the joint construction,resource integration and coordinated development of community and market advantageous resources,so as to do a better job in urban management.Meanwhile,the first mock exam also provides an optimized plan and transformation path for property service enterprises,especially small and medium-sized property companies,to transform their fine housekeepers.There are 22 figures,4 tables and 45 references. |
