| With the development and upgrading of urban industry,the renovation of old factory buildings(OFBs)released from urban space has become more and more important.OFBs are important carriers carrying the memory of urban industrial civilization,and important resources for the incubation and development of cultural and creative industries(CCI).Therefore,how to make full use of the existing OFBs to stimulate new vitality and create new value on the basis of protecting cultural memory is the key to achieving a multi-win for enterprises,society and the environment,and is also an important issue related to the quality of cultural,leisure life of urban residents,and the development of CCI.As China’s economy develops in the direction of achieving higher quality,gaining greater benefits and meeting people’s needs for a better life,the government has paid great attention to the transformation of OFBs,and many successful cases of OFBs transformed into cultural and creative parks(CCP)have been emerging in the past few years.This paper takes Chengdu ZC Sharing City as a typical case,aiming to explore how OFBs can be organically renewed into CCPs,which can symbiotically integrate with the modern development of the city and gain a new economic vitality.Firstly,this paper analyzed the political,economic,social and technological environment of CCI from the macro level,and set the tone for OFBs to connect with CCI.Then,this paper focused on analyzing CCPs that integrate the secondary and tertiary industries,summarizes the opportunities and challenges faced by the CCPs through the Porter’s Five Forces Model,and emphasized the necessity and power engine of "digitalization" for the development of CCPs.By analyzing the overall environment and industry environment,this paper highlighted the great advantages and possibilities of transforming OFBs into digital CCPs.After having an overall understanding of the environment,this paper conducted a detailed analysis of the current situation and problems through a questionnaire survey and found that ZC Sharing City currently has problems such as unclear market positioning,insufficient core engine,insufficient brand linkage,and weak customer-oriented awareness.Combining with the previous contents,this paper conducted a SWOT analysis of the internal and external environment of ZC Sharing City and dug out the core elements of development such as grasping the characteristic cultures,aligning with digital technology,leading by content-driven,and organically renewing in the urban development.Finally,this paper analyzed the overall transformation status of OFBs based on organic renewal theory,and classified them into four major transformation modes: cultural and working,commercial and leisure,cultural display,and content-driven,which sorted out two paths for the transformation and upgrading of ZC Sharing City to a CCP from a strategic level.First,it should accurately grasp the STP strategic path,focusing on good strategic positioning.Specifically,in strategic planning,it should introduce "culture+" industry,continuously strengthen content quality and emphasize digital services.In thematic positioning,it should be built into a "cultural IP source creation place + sharing exploration center" and a "content incubation base +emerging youth city".In functional positioning,it should be divided into content sharing area,vitality sharing area and creative sharing area.In customer positioning,it must pay attention to the demands of key customers such as corporate clients and individual consumers,while taking care of the consumption needs of general customers.The second path is to grasp the overall development model.In the upstream of CCI,it should link the digitals and entertainments to form an industrial platform.In the midstream of CCI,it should create a digital entertainment content gathering platform.In the downstream of CCI,it should form a commercial space with theme of digital entertainment.This paper hopes that through the study of the transformation path of ZC Sharing City into a CCP,it can provide guidance and help for its successful transformation and upgrading in practice,as well as a certain reference and reference value for similar OFBs. |
