| After building a moderately prosperous society,comprehensive renovation of old residential areas has paid more attention to improving the configuration of public service facilities.Under the leadership of high-quality development and people-oriented concepts,the accessibility evaluation of multi-level and multi-scale public service facilities can clarify the current configuration of public service facilities,improve the configuration needs and optimize the layout of facilities,so as to scientifically and rationally build a quality living environment of old residential areas that is suitable for living,learning and nurturing.Based on POI and other multi-source data,the study takes old residential area as the only residential type for the demand side of facilities,measures the accessibility of public service facilities in multi-level life circle according to the improved Gaussian two-step floating catchment area method,calculates and compares the comprehensive accessibility differences and then explores the influence of relevant factors,with a view to providing suggestions for the location layout and supply and demand configuration of public service facilities in the old residential areas of Xuzhou city.Firstly,by reviewing the domestic and foreign literature on old residential areas and the accessibility of public service facilities,the frontier issues of accessibility research and what can be added were explored,the research area and research objects were clarified,and the research database was constructed.The hierarchical structure of public service facilities was reclassified,and the public service facility system in the old urban area of Xuzhou was constructed corresponding to the neighbourhood life circle,community life circle and quality life circle.Using kernel density estimation,directional distribution analysis,average nearest neighbour and multi-distance spatial cluster analysis based on Ripley’s K function to analyse the spatial layout characteristics of old residential areas and public service facilities.The results showed that the aggregation range of the public service facilities in each circle covered the aggregation range of the old community,but the aggregation scale of the public service facilities in different circles was obviously different.The distribution of facilities in the neighbourhood life circle was similar to the distribution of residential areas,while the facilities POI data under the community life circle and the quality life circle tended to be over-aggregated and singularly clustered,requiring further analysis of the accessibility of public service facilities in the later sections to ensure a balanced structure of public service facilities.Secondly,the improved Gaussian two-step floating catchment area method was used to measure the accessibility of public service facilities at all levels of life circle,and the accessibility differences of the old residential areas were compared from the aspects of the number of accessible facilities,population coverage and travel time.It is found that there are different accessibility differences and service levels of old residential areas under different life circle.In the neighbourhood life circle,38.47% of residents of the old residential areas in the old urban area were in a very poor state of accessibility,followed by 42.79% of residents in the old residential areas under the quality life circle,and the community life circle had the largest proportion of residents in the old residential areas who were in a very poor state of accessibility,at 57.96%.In the quality life circle,13.82% of residents in the old residential areas had good access to facilities,which was better than in the neighbourhood life circle and community life circle.Overall,accessibility values were higher in areas east of the old urban area,while the peripheral areas of the central district were in urgent need of improving the current configuration of public service facilities,especially the old residential areas of Huohua Street and Jinshan Street.In addition,the polarization of accessibility in Duanzhuang,Huanglou and Wangling streets also needs to be adjusted in time.Thirdly,according to GIS spatial correlation analysis and improved CRITIC weight assignment,the comprehensive accessibility value of the old residential areas in Xuzhou was calculated.The weight size of each life circle was community life circle(0.36)> neighborhood life circle(0.35)> quality life circle(0.29).The spatial clustering characteristics of comprehensive accessibility of old residential areas were obvious,with high accessibility cluster from the old urban center to the eastern region,accounting for only 3.35% of the total population of old residential areas.The old residential areas with low accessibility cluster were surrounded by a "C" type semi-enclosed structure.43.29% of residents in the old residential areas had poor comprehensive accessibility.From the perspective of residential differentiation,the comprehensive accessibility of old residential areas was ranked under ownership category: office housing > commercial housing > affordable housing > collective housing,and the comprehensive accessibility of old residential areas was ranked as collective housing > commercial housing under developer type.The accessibility difference of public service facilities involves many factors,which need to be analyzed in terms of travel conditions,the architectural properties of the old residential areas,and the gravitational potential of public service facilities.Finally,the study analyzed the effects of different influencing factors on the accessibility of public service facilities in old residential areas.Among the internal factors of the old residential areas,population index is negatively correlated with the comprehensive accessibility of the old residential areas.The comprehensive accessibility has a unidirectional positive influence on the house price index.The ownership category index has a significant positive correlation with the comprehensive accessibility,and the comprehensive accessibility of old residential areas under different categories is significantly different.However,different developer types have no significant impact on comprehensive accessibility.The analysis of road network density,facility density,elevation and slope,which are external to the old residential areas,shows that all four indicators have a significant positive correlation with comprehensive accessibility,and all have a certain effect on the difference.All the indicators that affect the variation of comprehensive accessibility have the following effects in descending order: elevation index > facility density index > road network density index> slope index > ownership categories >population index.Therefore,starting from the construction of a perfect life circle system,the public service facilities of old residential areas in each life circle should be adjusted accordingly,the road network structure should be optimized,and the walkability of residents should be improved,so as to achieve a reasonable ratio of public service resources in old residential areas. |
