| With the normalization of the regulation of the real estate market and the change of the form of government land supply,new challenges have been put forward for the preparation of real estate enterprises in land reserve,and more sophisticated quality control is required for the development of land acquisition.How to improve the industrialization degree of real estate products so that enterprises can improve product quality,strengthen the ability of localization,and improve their competitiveness to stand firm in the current market competition is the focus of real estate enterprises in recent years.In recent years,commercial projects have gradually become an important line of product development for real estate enterprises.The construction scale of shopping malls,hotels,office buildings,apartments and other products has expanded rapidly,but the scale expansion will inevitably bring challenges and problems.Some commercial projects have insufficient research on customer needs before construction,and the comprehensive needs of multiple customers have not been taken into account,resulting in the failure to achieve the expected use functions after the completion of the project construction,resulting in difficulties in product localization,high vacancy rate of buildings,and losses to th e development of enterprises.How to bring customer demand into real estate product line design and solve the problem of customer-land-product mismatch is the content of this paper.This paper introduces the theory of quality function deployment into the design of real estate product line,uses this theory to link the customer needs of commercial projects with space design and product design,and builds a model.Through the model,it analyzes the design of Z company’s regional product line,finds out the problems it may encounter in the process of building a mature product line and the solutions,and provides the planning ideas of product line design for real estate enterprises.The main conclusions of this article are as follows:(1)The quality function deployment model of product line design based on real estate enterprises was constructed,and the model was substituted into the construction of Z Company’s Jinan regional commercial project,transforming the needs of multi-agent customers in the commercial project into space design and product design elements.(2)According to the model,the customer demand,space design and product design elements in the product line design of the Jinan regional commercial project of Z Company are carried out in turn,and the problems are analyzed and identified and the key elements are found.(3)The steps and contents of product line design of real estate enterprises are sorted out,and the technical and management optimization schemes of Z company’s regional product line design are proposed. |
