| China’s real estate market is in an important period of historical transformation.As an important part of real estate development,the sales space has gradually changed from commercial investment type to service experience type,however,the timeliness of the building’s own functional life determines the transience of its material life,which is demolished at the end of the sale.With the concept of sustainable development gaining popularity in the construction industry,how to prolong the material life of the sales space,and thus put an end to the generation of construction waste and the waste of social resources has attracted much attention,but the process of its function transformation,that is,the conversion of sales space into other functional space and the degree of difficulty,and sales space planning and design of the early relevance of this topic,has not been fully studied.The construction process of Meixi Lake International New City from scratch can be taken as the best analysis sample of Changsha’s urban transformation in recent decades.With the development and construction of about 480 hectares of residential land,a number of different types of sales space,some of which have completed the functional transformation,and in the urban public space and infrastructure plays an important role.The purpose of this study is:1)Based on the development of real estate industry and its marketing model,summarize the development of sales space in China;2)Take Meixi Lake International New City as an example,study the evolution of the corresponding building form in the development of sales space,as well as the mode of function transformation in the adaptive use process,and predict the trend of function transformation in the future;3)Explore the special needs in the process of function transformation based on the deep understanding of the adaptive use of sales space,and then put forward the requirements for the preliminary design of sales space.The study of the sales space in Meixi Lake Area District consists of two main chapters:1)It reviewed the construction process of Meixi Lake Area in three different periods,namely the initial stage,the full-scale construction period,and the steady transition period;and simultaneously sorted out the development of the real estate and its sales space in the area.Summarize and organize the development and use of sales space in the area from multiple dimensions,and summarize its existing functional conversion mode through the evolution of sales space.The trend of future functional conversion of sales space in the area.2)Based on the future function conversion trend of permanent sales space,select excellent cases in which functions have been successfully converted into urban public space,commercial space,and educational space.Comparative analysis,summed up the functional adaptability design requirements corresponding to different functional transformation directions under the mainstream trend.The article concludes with a summary of the existing practical experience.Based on the previous research and adaptive use requirements,from the three dimensions of building site selection,function conversion objects,and space design,the experience of sales space function conversion is summarized,and the dynamic function concept theory is introduced to propose a preliminary space adaptive design for it.in principle.It is hoped that this study can provide reference for future sales space function conversion,and at the same time achieve the purpose of extending the functional life of sales space. |
