Research On The Application Of Fine Management In Old City Reconstruction

As urbanization is proposed and has been deepened,the development of the city alters from day to day,with regards to the old city,it carries its context and inheritance.However,in view of most of the old urban areas,there are lots of existing problems,such as unreasonable land structure,backward public supporting facilities and poor traffic,which hinders the development of the city,so that it’s necessary to carry out the reconstruction of the old city.Fine management is an important discipline branch of management.Not only is it the inevitable requirement of the refinement of social division of labor and service quality for modern management,but it’s on the basis of conventional management to lead the routine management to the deep basic thought and management mode.In the paper,the old city reconstruction project of Wende East Road Area,Pukou District,Nanjing is selected as research object and it takes fine management theory as basis.The perspective of the fine management of the project is selected to divide the reconstruction project of the old city into three stages,that is,preliminary work,reconstruction project implementation and operation and maintenance.In the early stages of the project,it’s to make an analysis of the residents’ demands by means of a symposium and a preliminary protocol questionnaire survey;use the Analytic hierarchy process to design scheme is optimized and selected through quantitative indicators;for the bidding link,it determines the bidding method by contracting-type comparison and quantifies bidding conditions so as to select the most appropriate construction unit.During the renovation project implementation phase,the PDCA cycle,Lean Six Sigma as well as lean management of investment is used to manage the construction progress.In view of the reconstruction of old city is different from the general construction project,such as safe and civilized construction,as well as traffic management.During the operation & maintenance phase,it carries out quality assurance management to the construction unit;such as daily control of brand store recruitment;night lighting and maintenance and management of green landscape.Through the application of fine management methods in the three stages of the old city reconstruction project,including preliminary work,project construction and operation and maintenance,this old city reconstruction project has achieved good results.In the paper,based on the practical description of the fine management theory and methods in the reconstruction project of old city,the application of fine management in the reconstruction project of old city is reflected,providing a sample of refined theory and practice for the same type of reconstruction project of the old city.
