| The so-called "suitability for aging",as the name suggests,is the characteristic of adapting to aging.With the development of medical technology and the improvement of living conditions,the scale of human life expectancy continues to extend.The effect of global population aging corresponds to the pace of urbanization expansion,and the elderly have become an increasing proportion of life in cities.New demand relationships,new supply relationships,new business formats,and new operating modes are all driving the rise of the "silver economy".The diversity of public activity spaces in commercial zone and the adaptability of facility management services are critical to the health and quality of life of the elderly.Through literature review,field investigations,questionnaire surveys,expert interviews,etc.,this article found that most urban public spaces include the development and construction of commercial zone,focusing on displaying the city’s commercial atmosphere and reflecting the city’s customs and features,and not paying special attention to the elderly’s features in the detailed design.Special needs,more pursuit of visual experience,aesthetic experience,and color experience.How to adapt the public space to the development of an aging society,how to make changes or repairs that match the speed,and how to construct a management system for the renewal of the public space in urban commercial zone is the main content of this paper.First of all,the author read some books on the psychological and behavioral characteristics of the elderly,combined with some domestic and foreign research documents,from the dialectical relationship between the environment and behavior,I realized the important influence of public space on the elderly.During this process,it was discovered that domestic research on fitness for the elderly mainly focused on the "care" for the elderly.In recent years,it has also expanded from residential to public places,but mainly concentrated on the planning and design of urban public welfare green spaces and community outdoor spaces.However,there are few researches on how to carry out the old-age modification based on the existing public space,especially the old-age modification of urban commercial zone is still in the initial stage of research.Secondly,the author designed a questionnaire to conduct surveys in Chongqing’s Guanyinqiao Commercial Pedestrian Street,Jiefangbei Commercial Pedestrian Street,Joint Exhibition Elderly Care Institutions,etc.,and consulted relevant government agencies,such as the Chongqing Municipal Housing and Urban-Rural Development Commission,Some expert opinions from the Office of the Aging Committee and the Commercial Circle Management Office found that there are some universal problems in the suitability of urban commercial zone,which are summarized in five aspects:planning and construction,operation and maintenance,capital guarantee,social response,and policy systems.Then,through literature analysis,referring to the practical experience of the United States,Germany,Singapore and the domestic Beijing,Shenzhen,Suzhou and other places,the problem-oriented,the status quo of the old-fashioned public space is summarized,and on this basis,the city is proposed.The principles for the construction of the management system for the renovation of old-fashionable facilities in the public space of commercial zone,namely,the fundamental principle of people-oriented,the principle of complete supporting facilities,the principle of ecological sustainability and the principle of adapting to local conditions;five strategies for system construction are proposed,namely,planning and construction strategies,Operation and maintenance strategy,capital guarantee strategy,social response strategy,policy system strategy.Finally,using the proposed five strategies,taking the public space of Guanyinqiao commercial block as a sample to carry out practical analysis,propose corresponding solutions,verify the feasibility of the urban commercial block public space renewal management system,and form the research results of this article.It is hoped that through this research,a useful exploration on the formation of the management system for the old age transformation of public spaces in commercial zone will generate reference and reference value for the old age construction. |
