The environment is important to people’s livelihood,and the construction of ecological civilization is related to people’s well-being.In recent years,the process of urbanization has continued to advance,the allocation of urban public resources space has been further reflected in the real estate market,and residents’ expectations for high-quality living standards have gradually increased.However,the ecological landscape cannot be reflected in the market price,so it is necessary to explore the quantitative analysis of the ecological space on the housing price,and reveal its implied economic value.On the basis of catering to the "good life" demand of house buyers to purchase residential products with better ecological landscape,relevant government departments can be urged to improve the quality and efficiency of urban parks,green spaces,water bodies and other ecological spaces.This paper would provide certain reference for the orderly development of the real estate market and the construction of livable cities.This paper takes Wuhan as the research area,using spatial auto-correlation and geo-statistical analysis methods to analyze the spatial distribution of residential sample points,building an index system of residential price influencing factors based on hedonic price theory,using Gaussian two-step mobile search method to calculate the accessibility of relevant indicators.Geographically and Temporally Weighted Regression model is used to fit the housing price and its influencing factors.Finally,Kriging interpolation method is used to visualize and analyze results.By reflecting the imbalance in the spatial distribution of various facilities in the central urban area,the important position of the ecological environment in the real estate market is clarified,and the theoretical basis and empirical paradigm for urban planning and housing transaction policies are provided.The result shows:(1)The spatial differentiation characteristics of residential prices in the main urban area of Wuhan are significant,showing a multi-center pattern.Hankou takes the river beach as a high-value area for residential prices,showing a fan-shaped distribution.Wuchang has a multi-center model,with two high-value centers located around Shahu and Optics Valley.Hanyang is in a circle pattern,with the price of Ink Lake as the core and decreasing around.(2)The impact of residential characteristics on prices varies significantly.The mean sums of regression coefficients of architectural features,social features and ecological features are 0.0141,-0.0719,and 0.0542,respectively.The order of ecological characteristics on the driving ability of housing prices from strong to weak is: river,lake,woodland,grassland,and cultivated land.The mean regression coefficients are 0.0161,0.0144,0.0116,0.0072,and 0.0042.(3)Differential ecological land types have different marginal distances affecting residential prices.The marginal distance of water bodies is significantly larger than that of green spaces,river is the longest,and cultivated land is the shortest.The marginal distances are sorted from far to near: river,lake,woodland,grassland,and cultivated land.The average marginal distances are 2.3002 km,2.2102 km,0.9866 km,0.2135 km,and0.0716 km.(4)Residential prices in the main urban area of Wuhan have different sensitivity to ecological characteristics.The influence intensity of ecological characteristics on housing prices is ranked from large to small: Wuchang,Hankou,and Hanyang.In Wuchang,lakes,rivers,grasslands and woodlands all have obvious value-added effects.In Hankou,the value-added effects of rivers and woodlands are relatively obvious,while the value-added effects of lakes and grasslands are relatively weak.In Hanyang,the value-added effects of lakes,woodlands and grasslands are weak.The above findings reveal the differential impact of urban ecological land on housing prices.In order to improve the urban environment,enhance the ecological quality,and give full play to the advantages of ecological land,planning and design,capital investment,supervision and inspection methods can be used by relevant departments to realize scientific development and rational utilization of ecological land...
