| With the continuous deepening of reform and opening up,China’s industries have flourished and flourished,while the labor force in Chinese society has also shown a "white-collar" trend.As of 2020,China’s middle-income group with an annual income of between 60,000 and 500,000 has exceeded 400 million.According to professional forecasts,this group will reach 600 million by 2030,and it is expected to reach 900 million by 2050.The growth of middle-income groups has undoubtedly brought a huge impetus to urbanization and socio-economic growth.This relatively affluent emerging class has also put forward new requirements for urban space and living environment.In order to cater to the housing needs of the middle class,the city has carried out large-scale redevelopment and transformation of the old city,reconstructing the internal space of Chinese cities,and a large number of old traditional houses have been demolished,which has also triggered the cultural connotation of the old city communities in the city.Problems such as destruction,residential isolation,inconvenience of residents’ relocation,social conflicts and confrontations.At this time,it is particularly important to correctly,comprehensively and scientifically understand the phenomenon of Chinese gentrification and clarify the driving mechanism behind the phenomenon.First,this paper identifies the main micro-subjects in the process of urban gentrification,and confirms urban residents and developers as the research objects of the multi-agent model according to the subject’s influence on the urban gentrification process and research needs;Second,combined with the rent gap theory builds a multi-agent model of the urban gentrification process;Third,the simulation analysis of the multiagent model is realized with the help of Matlab software,and based on the simulation results,from three aspects with increasing the income of residents,controlling the investment threshold of developers,and reducing the scale of development to propose countermeasures to control the urban gentrification.This study has reached the following conclusions:(1)Although urban residents and developers pay attention to differences in benefits,the interaction of the housing market promotes the occurrence of urban gentrification;(2)Developers are more sensitive than residents,their market insight and control power can protect their own capital on a larger scale;(3)The increase in the income level of residents can reduce the negative effect of gentrification,but it cannot control the gentrification process;(4)Investment threshold is the core factor that controls the process of urban gentrification;(5)The investment principal is related to the frequency of stratification,but it has little effect on the process of urban gentrification.This study not only provides a strong decision-making basis for the relevant government departments to guide the healthy development of urban gentrification,but also provides a direction for the formulation of guidance policies,which has a certain practical significance.In terms of research methods,this study focuses on the microdynamic deduction of the gentrification phenomenon,analyzes the influence and role of residents and developers’ decision-making in the process of urban gentrification from different benefit perspectives.At the same time,this research innovatively introduces residents’ repair decision and relocation decision into the model,and realizes the model simulation by combining multi-agent system and Matlab software.Compared with the theoretical model,the research method used in this paper can more intuitively and profoundly observe the changes in the process of urban gentrification,which has a certain method innovation. |
