China’s urbanization process from the 1990 s to now still maintains a high-speed development,which gives the real estate market and the downstream architectural design and planning field a lot of market space.From the beginning of extensive development to the present orderly development of fine planning,the relationship between design enterprises and customers is quietly changing.During the period from 2003 to 2008,the real estate construction was greatly built,resulting in the design force in short supply,only seeking quantity and ensuring the basic design quality.Until 2008,the refined development has eliminated some workshop style design units and some low-quality design enterprises.With the development of urbanization,it has been completed from scratch,and started from have to good stage.Developers’ requirements for design are also good from finish to pursue certain design quality.The aesthetics and requirements of the market are constantly changing,and as designers,some of them are eliminated by the market if they don’t keep up with the changes.Design enterprises who want to stand firm in the process of shuffling the design market must cater to the changes of the market,and even anticipate the future development trend before the changes,so as to make response in advance.In this process,the roles of Party A and Party B are not only capital side and service side.More to see which side can see further,can see the future development trend,and make response.In order to meet the current market expectations for real estate products.In the early years,due to the earlier development of overseas design companies in the architectural design industry,more standardized management and more advanced design concepts.At one time,it occupied a large number of markets in China’s first tier cities,and the design fees charged were far higher than that of domestic counterparts.With the development of China and the rapid development of the real estate market,there are many talents in the field of architectural design.Domestic design enterprises have the trend of catching up with each other in design level and concept.In addition,some project access qualifications are limited,and foreign investors cannot obtain corresponding qualifications.Domestic design enterprises have accumulated a lot of experience in both scale and number of projects.Therefore,in the current Chinese market,foreign design enterprises have no treatment of "people sitting in the office,projects come from the sky".We also need to fight in the market,fight for strength,service and brand.However,the habits and concepts developed in the early years in the Chinese market have not changed in a short time,and they still feel that they have "super national treatment",which leads to the disconnection between their own market development strategy and market development.Only when the domestic turnover of foreign design enterprises grows slowly or begins to decline,can they feel something wrong.However,it’s too late.The complacency for a while has led to the dilemma of enterprise development.After realizing that the problem is from itself,some foreign design enterprises have gradually changed their attitude towards the Chinese market and put down their positions to fight.However,some slow responding companies face the risk of being eliminated or exiting the Chinese market.But whether its development ideas in China can meet the domestic market environment,and whether its leaders can effectively realize some similarities and differences in the development of Chinese and foreign enterprises.There are also their own designers in the face of different cultural background,different market background,different policy environment,etc.They are all problems that foreign design enterprises need to consider on the way of seeking change.
