With the advancement of urbanization and the adjustment of urban economic structure,cities are faced with the contradiction between continuous population growth and shortage of land resources.The effective revitalization of the existing industrial and mining land for the development of real estate projects can provide enough space for the high-quality development of cities.However,the real estate projects developed by the original industrial and mining land are faced with more and more complex risk factors than ordinary real estate projects.In order to keep the real estate project running successfully and achieve the best quality and benefit,risk management is particularly important for this kind of project.Therefore,this thesis studies the risk management of the original coal mine land real estate development project,mainly including the following research contents:First of all,on the basis of combing relevant research,this thesis defines the related concepts of mining land and real estate development project risk management.This thesis expounds the connotation of control theory,system management theory,circular economy theory and sustainable development theory,and analyzes the coincidence point with the research content of this thesis.Secondly,the risk identification and risk evaluation of Z real estate development project of a former coal mine land.Firstly,the general situation of Z real estate project is introduced.Secondly,risk identification is carried out in the decision-making stage,preparation stage,implementation stage and delivery operation stage of Z project.Finally,from the perspective of life cycle,using fuzzy comprehensive evaluation method,according to the principle of maximum membership,the z project risk order is: project delivery operation stage > project decision stage > project preparation stage > project implementation stage.Finally,according to the risks of the original coal mine land real estate development project obtained in this study,specific countermeasures and suggestions are put forward from two aspects of main risks and risks in each stage,in order to improve the risk management response ability of the original coal mine land real estate development project,realize the successful operation of the real estate project,and achieve the best quality and benefit.Although the development of coal mine land redevelopment project is still immature,there are many risks in the development cycle.However,as long as the project analysis,staging strategy and risk prevention can be done well in advance,the real estate project can proceed smoothly to a great extent.Real estate companies need to change their concepts.On the basis of strengthening the awareness of risk prevention and theoretical and technical research,they should pay more attention to multi-sectoral and cross-disciplinary cooperation and strengthen long-term attention. |
