With the continuous expansion of China's economic construction,China's real estate market system is take part in the specification,the real estate industry into the virtuous cycle of market competition,has developed into an independent industry.The real estate industry is strongly influenced by natural and social factors,such as,facing more uncertainty,is a high investment,high return and high risk industry.How more correctly estimate and evaluate these risks are real estate industry is an urgent need to solve the problem.Therefore attaches great importance to the risk factors that exist in the real estate development project,and research on real estate development project risk evaluation,and theoretical research is nowadays the industrial layer should attach importance to the link.Firstly,from the background significance of construction projects and the status quo of project risk management research at home and abroad,this paper explains the contents and methods of the research.Then,from the perspective of the concept of project risk management,risk identification,evaluation and control,it introduces the relevant theories and methods of project risk management.Through the analysis and evaluation of the risk in the development and construction process of the project of the LNG Science and Technology Center,the risk response and control plan is formulated.Active preventive and control measures are taken in the process to effectively avoid all kinds of risks.Firstly,SWOT analysis method is used to analyze the risk of the whole project strategically,then WBS-RBS analysis method is used to summarize 11 kinds of risks of project construction,and Delphi method is used to analyze 7 kinds of risks with higher risk.Then,expert scoring method is used to rank the potential risks of the project of LNG Science and Technology Center,find out the primary and secondary risks,and use fuzzy synthesis method.The combined analysis method refines the three-level risk factors of the main risks and carries out risk evaluation,thus calculates the risk degree of the whole project.Finally,according to the risk characteristics,it puts forward corresponding countermeasures and formulates the implementation plan of project risk monitoring,and defines the risk monitoring process.
