The logistics of colleges and universities are supplying with replenishment and guaranteeing for teaching,scientific research and student staff.The key components of college logistics services are campus property management.Service quality of campus property is a key factor in teaching,maintaining office environment and guaranteeing student activities.With the development of the times and the improvement of people’s living standards,college students are requiring for higher quality services of campus property management.Customer satisfaction,as an important standard for measuring the performance and service quality of campus property management services,directly affects the research,study,and life of all students in the school.The great concern of rapid development of colleges and universities is how to provide better guarantees for teaching and research and satisfactory services for students’ lives.At present,the service sense,management techniques,and service methods of campus property in our country are lagging behind,and S University is no exception.In order to construct a "double first-class" university,S University clearly puts forwards the needs of first-class logistics services and guarantees and requires the campus property department to explore the improvement of service quality and management level.According to the CCSI(China Customer Satisfaction Index Model),this paper offers a student satisfcation assessing models and the applicability of assessing index system of S university by consulting the relevant experts of campus property management service department of S University.It is based on the research and analysis of the logistics development status of Chinese universities and the current situation of campus property services at S University.This paper analyses the related literature,theories and the research findings of related scholars and consults the evaluation of college logistics satisfaction,the evaluation of campus property satisfaction and the improvement of the quality of college logistics services,etc.It also combines with the practical work and the perspective of internal management service personnel in accordance with the content and characteristics of campus property service of S University.Through statistical analysis of survey data by SPSS and SEM analysis of AMOS,it is concluded that the service quality,value perception,expectations on campus property and the brand image contribute to students satisfaction of S University.S University students’ ratings of campus property service quality,perceived value of services,and expected quality are relatively low,which significantly affected student satisfaction.Through the analysis of specific observation indicators,it is also recognized that the campus property service of S University is lower satisfied in terms of meeting student service expectations,infrastructure operation guarantee service,customer service and maintenance service,instant services,and attention to student demands.This paper combines the influencing factors of customer satisfaction,customer satisfaction model,service quality attributes,service perceived value,service quality gap model and other related theories with the current situation of S University campus property service and analyses the causes.Aiming at these problems,this paper puts forward the strategies to improve the quality of campus property services,such as increasing infrastructure investment,continuously optimizing service standards,establishing a perfect campus property service supervision system,and strengthening the construction of campus property management service team of S University.It also proposes to centre around the service process,providing the instant and diverse service and establishing a convenient and complete two-way communication system to improve the student perception of campus property service.The campus property service quality of S University can be improved and student satisfaction can be increased.
