Research On The Demand Willingness And Influencing Factors Of Pension Real Estate In Kunming City

The deepening of aging on the one hand increases the burden of social pension,on the other hand,the pension industry ushered in new development opportunities.The transformation of old-age care mode and the increasing demand for old-age care have led to the rapid development of old-age care real estate.However,old-age care real estate started late in China,coupled with some uncertain factors in the market,and the products of old-age care real estate in different regions are uneven,so it is difficult to develop old-age care real estate in a generalized way.How to better play its advantages in the huge pension industry,what kind of products and services to provide,and how to develop are all the problems that pension real estate needs to face if it wants to achieve sustainable development in the future.In this paper,under the background of aging population,according to the need of kunming city endowment property status,this paper expounds the connotation of endowment real estate,combined with the aging theory,demand theory,consumer behavior theory and the endowment real estate product forms at home and abroad,this paper introduces the aging condition of kunming,endowment real estate development present situation and existing problems and the development of pension property of strengths and weaknesses,opportunities and threats.On the basis of consulting relevant literature,through interviews,field visits,from the personal characteristics of the elderly,economic characteristics,pension real estate cognition,the three aspects to explore the cognition of endowment property endowment real estate needs influencing factors,the kunming city as study area,through field visits to understand kunming older people living demand,questionnaire survey was conducted for kunming the endowment real estate needs of the elderly,and then use SPSS software binary logistic regression model to quantitative analysis of questionnaire data,identify the kunming city endowment real estate needs influencing factors,the results showed: Education level,income level,living style,health status,awareness,pension real estate fee level and residential satisfaction degree have significant effects on the demand for pension real estate,while gender,age and spiritual and cultural needs have no significant effects.According to the study,relevant countermeasures and suggestions are put forward for the development and construction of endowment real estate in Kunming City.
