Since the 1990 s,China’s real estate enterprises have experienced many stages,such as rapid development,stable development and sustainable development.The whole real estate industry has stepped from the fierce expansion stage to the mature development stage.Especially in recent years,under the strong control of relevant policies,the land dividend and financial dividend have been compressed,and the economic environment of the whole industry is becoming more and more complex and severe.At the same time,the trend of polarization in the internal development of the industry is obvious.Small and medium-sized enterprises accelerate their exit,while the leading real estate enterprises continue to accelerate their expansion based on their own core competitiveness through systematic,standardized and refined operation and management.The real estate industry has officially entered the era of meager profits from management.Firstly,this thesis introduces the construction background of YD project,and summarizes the research content and research methods of this thesis combined with the research status of project cost control at home and abroad.Then,through the elaboration of the principles,processes and methods of project cost control,it lays a theoretical foundation for the follow-up research.In the research process,firstly,the "target cost principle" is used to calculate the target cost of project construction in combination with the main economic and technical indicators and profit objectives of the project.On this basis,the project construction cost plan is prepared by using the methods of work breakdown structure,organization breakdown structure and responsibility distribution matrix,which can be used as the basis to measure the level of cost control.Next,the "earned value method" is used to focus on the deviation analysis of the implementation of the project construction cost.Through the statistics and analysis of the basic parameters,deviation data and performance data,it is found that due to the rise in the price of materials and poor storage,rework of quality problems,repeated epidemics,rainfall and weather and other reasons,the project is constructed to the sixth month,The overall cost is overspent and the progress is slow;If this trend continues,it is expected that the project will eventually be greatly overspent and the delivery will be delayed.It is urgent to take measures to correct it.Therefore,by analyzing the specific causes of project cost deviation,this thesis puts forward targeted deviation control suggestions;On the one hand,it is suggested to take effective measures in terms of responsibility allocation,quality control,progress control and material consumption to improve the current situation of cost control;On the other hand,starting from the overall goal of the project and drawing on the PDCA cycle theory,establish a cost deviation control mechanism of "deviation correction decision-making-deviation correction implementation-deviation correction evaluation-deviation correction improvement",continuously improve the cost control ability and point out the management direction for the follow-up construction of the project.
