Analysis On The Influence Of Rural Industry Factors On Village Idle Housing In The West Coast New District Of Qingdao

Since the reform and opening up,more and more farmers are flocking to more developed urban areas,and farmers tend to adopt non-agricultural employment,which also produces a series of negative problems.The author thinks that the problem of idle housing in rural areas is more prominent,which causes the waste of rural land resources and hinders the development of rural economy.(1)To solve the problem of rural housing idle,we must go deep into rural research,consider the different housing situation in different rural areas,not "one size fits all".The No.1 Document of the CPC Central Committee in 2021 once again emphasized the position of industrial revitalization as the material foundation for rural revitalization.In the study,the author found that the industrial factors in rural areas were the main factors leading to the differentiation of housing vacancy rate in various villages.Therefore,this paper carried out a study on the idle houses in villages under the background of the rural industrial factors.(2)This paper studies the status quo of 80 villages in 3 inner suburbs and 4 outer suburbs of the West Coast New Area.The whole sample area can be divided into three parts according to the different leading industries: Ⅰ inner suburbs coastal characteristic fishing area,sub-suburban far-sea scale agricultural area and Yancheng outer suburbs mixed agricultural area.Then,according to the same classification standard,each research area is subdivided into three small categories: coastal villages(unique to Ⅰ),villages in the center of the town,and villages in the edge of the town.Relevant statistical analysis software is used to compare the housing vacancy rates of villages in the three research areas under the influence of industry,and conclusions of commonness and difference are drawn.(3)Relevant statistical software was used to compare the housing vacancy rates of villages in the three research areas under the influence of industry,and conclusions of commonness and difference were drawn.(3)Conclusion: The higher non-agricultural production income in urban areas makes farmers prefer non-agricultural employment,which is the root cause of rural housing idle.The factors of rural industry affect the idle rate of village housing: the leading industry of village directly affects the idle rate of housing.In the villages where the dominant industry is the traditional primary industry,the vacant rate of village houses is generally high.(1)Different development stages of the same industrial type affect the village housing vacancy rate;(2)Different leading industries in the same study area affect the house vacancy rate in villages;(3)There is no difference in the vacancy rate of village houses in the edge of town,and the long-term vacancy rate is high;(4)The villages with a high proportion of part-time farmers have a low housing vacancy rate.Other factors affect the village housing vacancy rate:(1)Loose homestead management;(2)the upgrading of the villagers’ lifestyle;(3)Difficulties in housing transactions among villagers lead to housing idle;(4)The villagers have different ways of pursuing higher living quality;(5)The degree of understanding of function and law of homestead is different between suburban and exurb villagers.(4)Suggestions are put forward from three aspects,namely,clarifying the development direction of rural industry(agriculture),improving the utilization,supervision and withdrawal mechanism of idle houses in villages(rural areas),and strengthening the social security for rural residents who "leave their houses" and move into cities(farmers),so as to facilitate the overall rural revitalization.
