| The great contribution of the construction industry to the national economy is inseparable from the scientific management of construction projects.However,in specific management practice,the phenomenon such as the disconnection of actual schedule,cost and plan is common.The management cycle of agent construction projects covers every link from the design stage to "turn key".In recent years,the scale of agent construction projects has become larger and larger,and the management content involved has become more and more complex.Even though the theory of schedule and cost management is constantly improving,due to the frequent changes of the entrusting unit and the stringent requirements for schedule and cost management,failed cases of construction project schedule and cost balance management have appeared frequently.It is imperative to do construction project schedule and cost balance management under the agent construction mode.This paper aims to take the realization of quality goals as the basic premise,put forward management goals,measures,methods and procedures of construction project schedule and cost balance management under the agent construction mode during the project design,bidding,and construction stage.And this paper finally verified the effectiveness of management theory through specific examples in order to provide theoretical and practical support for the schedule and cost balance management of construction project.The main research results and conclusions are as follows:1.Put forward the method of construction project schedule and cost balance management under the enterprise-type agent construction mode,and clarify the management objectives,principles and content.2.For the design stage of the construction project,the balance management objectives,content,process,key points and measures have been formulated.At the same time,it is pointed out that one of the key points and difficulties of balance management in the design stage is the demand management of the construction(user)side,and specific methods such as establishing a clear communication mechanism,changing communication methods,treating needs by classification,and guiding scientifically and reasonably are given.3.In view of the bidding stage of construction project,balance management content,process,key points and measures have been formulated.It is pointed out that the bidding stage is also the planning stage of the later construction contract.For Party A’s contract risks,in addition to the schedule and cost control measures,specific countermeasures for the quality control of bidding documents,demand management,and contract clause management are also given.4.In view of the construction stage of the construction project,the management objectives and content are formulated,and the specific management process is proposed.Specific management measures,procedures and solutions have been formulated for the difficulties of progress inspection,change,extension,visa,and project measurement payment in balance management.5.This paper verifies the construction project schedule and cost balance management method under the agent construction mode.This paper takes the Zhushan Art District project as an example.In view of the actual situation encountered in the process of design,bidding,and construction,this paper not only uses the construction project schedule and cost balance management method under the agent construction mode to solve the management difficulties encountered in each stage and verifies the applicability of the method,but also point out its shortcomings.The paper has 21 pictures,16 tables,and 93 references. |
