| With the gradual implementation of the national supply-side structural reform and the construction industry transformation and upgrading strategy,the development of prefabricated steel structure building has become an important way to transform and upgrade China’s construction industry and realize the industrialization of architecture.Steel structure building is not only an important guarantee for improving building quality and reducing earthquake disasters,but also an important measure for relieving steel surplus and forming steel strategic reserve.It is also an important carrier for developing low-carbon economy and realizing green and environmental protection.With the introduction of the policy of restricting clay brick,the main form of brick and concrete structure housing gradually fades out,the Ministry of Construction has advocated the development of steel structure housing for many times,thus promoting the upgrading of the housing industry.The evaluation and comparison of project investment options is a very complex process,which determines the huge investment and directly affects the use after completion.First of all,this article selects prefabricated steel structure housing and cast-in-place reinforced concrete residential two alternative investment scheme as the research object,the characteristics and the difference between two schemes are analyzed,and through the static,dynamic cost analysis,cost analysis to analyze economic cycle cost analysis,and finally through the analysis of the overall cost of prefabricated steel structure housing comprehensive economic benefit is superior to the cast-in-place reinforced concrete residential;Secondly,this paper adopts the analytic hierarchy process(AHP)to conduct a comprehensive evaluation and analysis of the evaluation index system consisting of seven first-grade residence performance indexes including applicability,economy,safety and environmental protection,and 24 second-grade residence performance indexes of two kinds of different structures by using value engineering.Finally,through the value engineering calculation,it is concluded that the comprehensive economic benefit of prefabricated steel structure housing system is higher than that of reinforced concretestructure housing,and the value coefficient of the overall investment scheme is greater than 1 than that of the prefabricated steel structure housing system,which is better than that of cast-in-place reinforced concrete structure housing.Prefabricated steel structure housing meets the requirements of environmental protection and sustainable development,meets the development requirements of national economy,and conforms to the development trend of green construction industry in the future. |
