Research On The Scheme Optimization Of SSGF Construction System In Real Estate Residential Project

With the rapid development of our national economy,the real estate industry is developing at a high speed.Influenced by policies and market environment,companies need to improve their competitiveness and management on cost to survive and develop better.With the continuous advancement of the industrialization of the construction industry,Country Garden Group adopts new processes,new technologies and new systems,and proposes the SSGF construction system in order to improve the quality of the project and make better products.However,it maybe increase construction and installation costs.Under the severe situation of the real estate industry,it is of great significance to improve the competitiveness of enterprises to control costs and exert benefits.This dissertation conducts a study on the SSGF construction system of real estate residential projects,aiming to analyze the cost and benefits of the high-quality construction system of real estate residential projects,so as to provide references for enterprises on the selection of the SSGF construction system.First of all,this dissertation explains the concept and composition of the SSGF construction system,and introduces the analysis methods: value engineering,analytic hierarchy process,and fuzzy comprehensive evaluation method to lay a theoretical foundation for the research of this article.Secondly,this dissertation analyzes on cost of each process and the comprehensive benefits on the SSGF construction system,providing a basis for comprehensive evaluation.Then,the evaluation index of the SSGF construction system are extracted by searching for references,and the final evaluation index are determined by the questionnaire survey.This dissertation do the quantitative analysis on the cost and the qualitative analysis on the benefits of each construction plan.By comparing the value of each plan,the best plan is selected.Finally,this research takes SJC project as the research object,calculates the cost of the plan selected to determine the cost coefficient and evaluates the benefit to determine the function coefficient.And then the most valuable plan was selected by the comparison.Based on principles of value engineering,this dissertation calculate the value of the costand analyze benefit of the SSGF construction system,providing reference method for the comparison and selection of the SSGF construction system.It has certain reference significance for its cost research.
