| With the development of construction industry and the application of innovative technology,engineering construction projects tend to be large and complicated,resulting in a batch of large-scale engineering construction projects.Large-scale engineering construction projects have the characteristics of high investment level,long construction period and many participants,which often produce a large number of changes and defaults in the process of construction project contract performance.These obstacles often lead to the low rate of contract performance and the high cost of contract performance,which seriously restricts the effect of contract performance.Therefore,this paper chooses the performance cost of construction contract of large-scale engineering construction project to study.The purpose of this paper is to build a performance cost model of construction contract for large-scale engineering construction projects considering the needs of owners,and realize its quantitative analysis.First of all,through the investigation and questionnaire data statistics,literature review and research report analysis,this paper analyzes the current situation of construction contract management of large-scale engineering construction projects in China,clarifies the existing problems,and points out the necessity of studying the performance cost of construction contracts considering the needs of owners.Secondly,the consumer demand division is applied to the owner’s demand of construction contract,and the existence of implicit demand and demand expansion is analyzed through investigation of typical problems.According to Coase management cost,the definition of performance cost of construction contract with "explicit demand,implicit demand and demand expansion" as its core connotation isgiven.Then,the root theory is used to identify the influencing factors of performance cost of construction contract,which are mainly divided into two aspects: explicit demand realization and implicit demand realization,and the specific influencing factors are analyzed.Furthermore,according to the owner’s demand transformation process and the change of contract state,the composition of performance cost is defined,that is,the basic demand realization cost of the explicit part and the contract correction cost of the implicit part.At the same time,the implicit demand and demand expansion process diagram based on time state is given.According to the implicit contract theory,the implicit demand-induced conditional function and demand expansion function with cognitive level change as the core are constructed and their relationship with explicit demand is analyzed.Finally,activity-based costing is used to analyze the performance cost,and a model of performance cost of construction contract considering the needs of owners is established,which is applied to an example and puts forward control measures.From the perspective of contractors,this paper deeply analyzes the performance cost of large-scale engineering projects considering the needs of owners.Through the management of performance cost of construction contracts,the contract performance rate can be improved,and the incentive of performance cost can be found in time,thus reducing the waste of resources.This research has certain theoretical and practical significance to quantify and control the performance cost of construction contract. |
