| As China’s economic development enters a new era,it stimulates the rapid development of the housing economy.Real estate market differentiation and industry concentration,bring more opportunities and more challenges.At present,how to take measures to control the cost of real estate development reasonably and effectively has become the most important issue for the development of the real estate industry.The effectiveness of project cost control is the key to the survival and development of the company.In the cost control of Chinese real estate companies,the lack of project cost control is a shortcoming that affects the overall profit of the enterprise.To this end,we must pay attention to the life cycle cost of the project,change the concept of cost control of real estate projects,analyze and resolve the lack of project cost control,and establish a system that allows real estate companies to effectively control costs.This article contains seven chapters,From the perspective of whole life week cost,combined with its cost control theory,The real estate project is divided into three stages of preliminary project design,construction and operation settlement according to the cost stage.By taking DH real estate project as a case study object,the current situation of cost control in DH real estate project during the whole life cycle,the problems and causes of cost control in each life cycle stage are analyzed,and measures to build a project cost control system in the whole life cycle are proposed.Through targeted research on the cost control of DH real estate projects,real estate companies have achieved several improvements in cost control through the cost system:(1)Establish a project cost management responsibility system combining power,responsibility and profit.(2)Based on the Analytic Hierarchy Process,a project financial indicator evaluation system is established.(3)Implement life-cycle cost control to ensure that there are no omissions in cost control at each stage.Finally,the cost control level of the entire project is improved,and the project cost is controlled in the correct way to achieve the cost optimization benefits of life-cycle cost management.On the basis of the cost system,it also proposes measures for the implementation of the follow-up guarantee life-cycle cost control system,and draws conclusions and prospects.Through the research and discussion on the life cycle cost control of real estate projects in this paper,I hope to provide reference and reference for real estate companies in practice. |
