Along with the further expansion of urbanization and advanced level of the urbanization.This study apply to specific areas of new housing valuation models and break the priority of experience when people want to appraisal the real estate value.Combining with the characteristics of the price model and spatial model of the related theory,based on shenzhen in September 2020,the new commodity homes set all prices as a valuation basis from the traditional residential characteristics influencing factors of price and shenzhen area residential property characteristic of spatial correlation assessment.Valuation model is setted up and the aspects of construction and location and neighborhood three characteristics.The spatial direct and indirect effects of the feature factors are further decomposed.The consolution are as follows:For expanding traditional valuation models.Based on the characteristic price model of the existing housing type of real estate,this paper makes use of the relationship between spatial econometric and real estate valuation and combines the corresponding housing characteristic factors to enrich the selection types of valuation model.Sort out the characteristic factors that affect the housing price and the corresponding spatial effect.Starting from the existing literature and combining with the spatial relations of spatial econometric research,the characteristic factors are quantified and analyzed.Conduct empirical analysis and accuracy test in combination with real estate.On the basis of the above model,the final model is obtained through the collection of samples from the current hot new residential transaction areasResults show that based on spatial econometric model and study the characteristics of the new housing,show that spatial econometric model can be very good use and new housing valuation business,at the same time,shenzhen urban residential spatial correlation exists between the height of the new,the real estate appraisal is not only affected by the property itself characteristic factors(direct effect),at the same time also is affected by the surrounding residential valuation(indirect effect),among them,the location feature for direct impact on the most significant residential assessment itself,but the impact on the surrounding residential valuation neighborhood characteristics more obvious.Therefore,in the evaluation of new-built houses,the direct and indirect effects of characteristic price factors should also be considered in addition to the spatial correlation,so as to improve the accuracy of the evaluation of new-built houses.On the basis of the above evaluation model,relevant tests based on IAAO standard are carried out to verify the accuracy and rationality of the model in the actual evaluation work,and it can be well applicable to the current domestic first-tier city's new residential value evaluation.
