T his paper uses SWOT analysis as the entry point and research perspective of low-efficiency land redevelopment,analyzes the status quo of low-efficiency land redevelopment in Nanjing,and proposes a path to further improve the level of low-efficiency land redevelopment for existing opportunities and challenges select.Specifically includes the following parts:(1)The research progress of low-efficiency land redevelopment at home and abroad is reviewed,and its connotation,judgment standard and research background,significance and purpose are defined.(2)A comprehensive analysis of the utilization status of low-efficiency land redevelopment in Nanjing,including the overall scale and distribution of low-efficiency land in Nanjing,the status quo use,land owynership,land use procedures,proposed development subjects,and typical cases.(3)Focusing on the advantages and disadvantages of Nanjing’s current redevelopment in low-efficiency land,and the opportunities and challenges faced by Nanjing,including policy innovation,planning,capital introduction,and pilot results,using SWOT analysis.Facing the pioneering opportunities of pilot cities,the strategic opportunities for open economic development,and the opportunities for land use in urbanization construction,there are also opportunities for property owners to redevelop their enthusiasm,policies are not clear enough,and historical problems of urban land still exist.The existing urban land use structure and layout are not reasonable and other disadvantages,as well as the lack of strong economic support and planning in the old city transformation,there are certain subjective and random challenges.(4)To point out that the direction of re-development of low-efficiency land in Nanjing is to develop and utilize land for construction of government reserves,encourage social funds to participate in the redevelopment of urban inefficient construction land.build a new benefit-sharing mechanism,and implement integration of scattered land.The second use will guide rural collective economic organizations to participate in the path of low-efficiency land redevelopment.At the same time,it is proposed that the redevelopment of low-efficiency land in Nanjing should be based on the principle of from easiness to difficulty,focusing on the intensive and high efficiency development by liquidizing the reserved land,implementing by different stages,initiating public participation and with respect of the interests of parties involved.On the basis of long-term mechanism construction to improve the existing low-efficiency land redevelopment policies as soon as possible. |
