Research On The Effective Strategy Of Property Enterprise Cost Control

With the rapid development of China’s real estate market and the improvement of people’s quality of life,the property industry has grown rapidly,giving birth to many small and medium-sized property service companies.The property industry is a labor-intensive industry,and its labor costs account for a large proportion.Due to the current sharp rise in labor costs,its operating costs have also risen,which will inevitably affect the economic benefits and sustainable development of property service companies.How to effectively control costs has become an urgent problem for property service companies.This article takes property service companies as the research object,and uses the analytic hierarchy process and fuzzy comprehensive evaluation method to deeply discuss the effectiveness of cost control of property service companies and proposes relevant countermeasures to improve the effectiveness of cost control.The research believes that the influencing factors of the effectiveness of cost control of property companies can be summarized into six aspects,including the internal personnel structure of the company,the comprehensive quality of the owners,the efficiency of the organization system,the management level of the enterprise,the cost of services,and the management of the entire process of costs,a total of eighteen influencing factors.Using it as an evaluation index to construct a cost control effectiveness evaluation model can evaluate the cost control of property companies.Based on the evaluation results,the countermeasures to improve the effectiveness of cost control are put forward,such as optimizing the internal personnel structure of the enterprise,improving the organizational system,strengthening the application of management technology,reducing the cost of property services,and strengthening the cost control of the entire process.Cost control evaluation and countermeasures which are perfect and effective can not only help enterprises make correct operating decisions,but also improve the operational efficiency and economic benefits of property companies,and also have some reference significance for cost control issues in other industries.
