In the process of promoting the development of new-type urbanization step by step,China has promoted the large concentration of urban population,the continuous expansion of land transfer area,the steady growth of social economy,the gradual improvement of infrastructure and the improvement of ecological environment quality,thus changing the investment level of housing development and the livability of housing,and further shadowing the supply and demand of housing market.Sound,eventually causing fluctuations in housing prices.In recent years,with the development planning of Guanzhong urban agglomeration and Xixian integration,the development of new urbanization in Shaanxi Province is in a critical period,and at the same time,it creates conditions for the spatial correlation of real estate market among cities.Therefore,in exploring the impact of new urbanization on housing prices in Shaanxi Province,the spatial effect between regions can not be ignored.Based on the statistical data of ten cities in Shaanxi Province from 2008 to 2017,and from the perspective of urbanization,this paper empowers the urbanization of each dimension from five aspects: population,space,economy,society and ecological environment.Finally,it uses the comprehensive score of urbanization of each city in Shaanxi Province and the single score of urbanization of each dimension to evaluate Guanzhong,Southern Shaanxi and Northern Shaanxi.The development level of new urbanization in the region is analyzed in terms of spatial differences.The empirical results show that there are significant spatial differences in the development process of new-type urbanization in Shaanxi Province.Compared with northern and southern Shaanxi,the level of urbanization construction in Guanzhong is in the forefront.Observing the level of urbanization development in various dimensions,it is found that the land urbanization and Economic Urbanization in Shaanxi are in the lead,followed by population and economic urbanization.Ecological environment and social urbanization.At the same time,based on the theory of spatial metrology and using the spatial Durbin model,this study further explores the impact of spatial spillover effect of urbanization in different dimensions on housing prices in adjacent regions.The empirical results show that there is a spatial correlation between urbanization and housing prices in a certain range among cities in Shaanxi Province.Therefore,the market impact of neighboring areas can not be ignored.The development level of new-type urbanization in Shaanxi Province will directly affect the housing price in the region.At the same time,the development process of new-type urbanization in adjacent areas will have a spatial spillover effect on the regional housing price,and this spillover effect is more influential to a certain extent than the direct effect caused by new-type urbanization.Finally,the paper puts forward relevant suggestions from the aspects of strengthening spatial linkage and improving the quality of urbanization development,so as to promote the stability of real estate market operation in Shaanxi Province while vigorously developing new urbanization.
