At present,there are some shortcomings in the research of real estate investment risk in China: lack of a clear and reasonable investment risk analysis framework;risk analysis and evaluation is too simple to fully consider the risks of all stages;real estate investment decision-making is difficult and the investment future is uncertain.In order to enable real estate enterprises to avoid the risk of investment and operation and scientifically and reasonably evaluate the risk of real estate projects,it is urgent to establish a comprehensive theoretical system and evaluation model of real estate project investment risk.This paper comprehensively analyses the latest research results of domestic and foreign real estate investment risk,and carries out the following research respectively:Firstly,based on literature research and questionnaire research,the factors affecting real estate project investment are analyzed from investment decision-making stage,pre-development stage,construction implementation stage and sales stage,and then an evaluation index system of real estate project investment risk is established,which includes four first-level evaluation indexes and 19 second-level evaluation indexes.Secondly,through the comparative analysis of commonly used weight determination methods,it is decided to use the analytic hierarchy process to calculate the weight of investment risk evaluation index.On this basis,the Vague set method is applied to establish investment risk evaluation model.Thirdly,taking a real estate development project as a case study object,the weight of evaluation index and Vague set value are calculated by inviting experts to score.According to the principle of membership degree,the risk level of each stage is determined,and the applicability of the evaluation model is verified.Finally,according to the results of investment risk assessment,specificmeasures and suggestions are put forward from each stage.The research results of this paper effectively enrich the theory of real estate investment and risk management,and provide a more scientific theoretical for real estate project investment risk evaluation,which have certain guidance and reference significance for improving the level of real estate investment risk management.
