According to the report of the 19 th National Congress of the Communist Party of China,"we must insist that houses are used for living,not for speculation.".To adhere to the general tone of "housing is not fried",it is necessary to develop indemnificatory housing.In recent years,with the continuous development of indemnificatory housing,affordable housing has exited the historical stage,and the status of low rent housing,public rental housing and co ownership housing has become increasingly prominent.In 2014,the combination of two housing shows the government’s view on public rental housing.As a young housing security policy,there are more and more problems in the operation of public rental housing.The rationality and dynamic subsidy of rent subsidy standard need to be paid attention to.Based on this background,this paper,by combing the previous research results,combined with the actual situation of Taiyuan City,establishes a prediction model of rent subsidy,which provides a reference for the government to formulate the subsidy standard policy for public rental housing in the future.Based on the income and expenditure of urban residents in Taiyuan City,combined with the relevant theory of housing payment ability and the actual situation of Taiyuan City,this paper uses the residual income method to measure the housing payment ability of families with different income levels in the past five years.Through the analysis of the calculation results,it is further proved that the housing payment ability of middle and lower income families is relatively weak,which requires the government to increase the insurance On the other hand,this paper studies the factors that may affect the rent subsidy of public rental housing,mainly including three factors: rent,financial income and per capita residential area.Secondly,based on the relevant data of Taiyuan city in 2011-2018,this paper makes statistical analysis,and establishes a new model of public rental housing rent subsidy The prediction of rent subsidy has certain reference significance.As soon as the current standard of rent subsidy has been formulated,the society is developing and people’s living standard is changing,and the constant standard of subsidy will not be able to give good consideration to fairness and efficiency.This paper studies the standard of subsidy by building a mathematical model,hoping that the standard can be formulated at any time according to the local economic situation,residents’ income level and other factors The factors were adjusted moderately.The guarantee of the housing difficult group can not only ensure its basic,but also achieve sustainable economic development,and achieve a certain dynamic balance between the two. |
