The property management of urban residential district is a new housing management mode in the process of housing system reform and urbanization development in our country.Its development has improved people's living environment,improved the quality of life and promoted the development of society.However,with the development of economy,people's living standard also improves correspondingly.And people's requirements for the quality of life gradually improve step by step.When enjoying the convenience brought by property management,people pay more and more attention to the quality of property service,the consumption experience and spiritual pleasure.People also pay more and more attention to the humanization and all round service.As we all know,property management provides people a lot of products,but the main product of is service,and the quality of service is the development of the industry lifeline.In this context,in order to improve the satisfaction and trust of the owners,property management companies can only improve the quality of service.Then the property management companies can gain an advantage in the market competition.Based on the review of the property management theory and the analysis of the research status,this paper introduces the research object--M residential property management company's status,characteristics,and service quality analysis,which provides a basis for the subsequent owner satisfaction survey program design and implementation.Design the overall satisfaction survey plan for the company's grass-roots staff,management staff and owners.The questionnaire survey method was used to evaluate the owners' satisfaction.Based on the results of the questionnaire survey and interviews with grassroots employees and management personnel,the existing problems of the M residential area property management company were summarized.This paper analyzes the causes of the problems,and then puts forward the service quality improvement countermeasures of M residential estate property management company,including specific Suggestions on the improvement of project property service and the overall improvement measures of the property management company.
