In recent years,with the continuous growth of consumer demand for housing,China's real estate industry has developed rapidly and has risen to the status of a pillar industry.The personal housing loan business of commercial banks is also expanding rapidly.The Industrial and Commercial Bank of China Huangshan Branch was established in 1984.The personal housing loan business has been increasing year by year since 2000 and has become increasingly mature.By the end of 2018,the balance of personal housing loans of Huangshan Branch ranked second in the same industry in Huangshan City.However,with the continuous changes and tightening of credit policies,the rapid growth of personal housing loan business will inevitably bring risks.In the past two years,the number of overdue loans has risen,which undoubtedly sounded the alarm for Huangshan Branch.How to effectively control the default risk of personal housing loans is an urgent task.This paper takes the personal housing loan business of ICBC Huangshan Branch as the research object,and studies the development of personal housing loan business.Firstly,the thesis analyzes the development of personal housing loan risk management at home and abroad,as well as the enlightenment and reference of foreign housing finance system to China.Secondly,through the model of case analysis,the Huangshan branch is analyzed in a step-by-step manner by the total-provincial-branch.The current status of personal housing loan default and risk management problems.Thirdly,based on the author's downloading data from the ICBC internal system,the data was filtered.Finally,statistical analysis was carried out based on 3238 data samples,and the current risk management measures and effects were described.Finally,according to the above research,the risk management measures and improvement methods are proposed in a targeted manner.Through the above analysis and research,the following conclusions are drawn: First,the risk of personal housing loans of Huangshan Branch mainly comes from the internal management of borrowers,real estate developers,collateral and Huangshan Branch.Second,for the borrower factor,the results of the study show that gender,age,education level,loan balance,loan issuance period,and down payment amount are the most significant factors affecting the risk of default of the borrower.Thirdly,according to the conclusions of the research and analysis,this paper proposes improvements and suggestions for the management control of the default risk of personal housing loans of ICBC Huangshan Branch: First,strengthen the risk prevention of borrowers,and verify the truth of the data in many ways.The real-time situation of sex and credit information;Secondly,it is proposed that Huangshan Branch should reach an agreement with the insurance company to provide the borrower with the loan amount insurance product while issuing the personal housing loan.Finally,it is necessary to strengthen the construction of the personal loan manager team and the awareness of risk prevention,improve the overall quality of the account manager,and promote the effective implementation of risk management by changing the assessment method.
