Since 2018,the Chinese real estate market has entered an era of modest profits after an early golden decade and a boom in house prices in recent years.In particular,major cities have issued restrictions on purchase terms to control the price of housing.The real estate developers must survive between high land prices and limited prices.Compared with the earlier profits,There is only slight profit in today's real estate market,It requires enterprises to improve the management of development costs further.The effectiveness of project cost management is not only a key factor in the profitability of the enterprise,but also has a bearing on the survival of the enterprise.This paper mainly analyzes the target cost and dynamic cost management of real estate project development,and combines the actual project WZ residential project with the design planning stage and the construction stage as the main research subjects to implement the above two stages of cost optimization and cost management.Firstly,analyze the target cost and cost management data of the completed block of the WZ residential project,find out the shortcomings and shortcomings,and refine the target cost of the project through the target cost management theory.The optimization measures will be applied to the cost management of the block under construction to lay a solid foundation for the dynamic cost management.Secondly,the value engineering theory is applied to optimize the planning and design,which effectively reduces the construction cost of the block under construction without affecting the value of the project;Finally,based on the detailed target cost,the application of dynamic cost management theory makes the cost control of the block under construction more advanced than that of the completed block.By optimizing the cost management of the WZ residential project,it aims to solve the problem of controlling the cost of real estate project development,including the cost control of the project development design stage and the construction stage,and the method of cost control and guarantee,in order to enhance the viability of real estate development enterprises.And for the real estate industry cost control work to provide reference and reference.
