Evaluation And Improvement Of Rural Land Value Under The Concept Of Green Development

Agricultural land resources have multiple values,which not only have economic and social values,but also have important ecological values.However,the theory and policy of agricultural land value evaluation under the traditional concept only emphasize the economic value and social value of agricultural land,but neglect the important ecological value of agricultural land.This is not only makes it difficult to comprehensively and scientifically evaluate the total value of agricultural land,but also severely damages the ecological functions of agricultural land.The sustainable development of agricultural land faces severe challenges.The report of the 19 th National Congress of the Communist Party of China emphasizes the unwavering implementation of the concept of green development.This requires that the evaluation of agricultural land value should be guided by the concept of green development and pay attention to the comprehensive evaluation of the economic,social and ecological value of agricultural land.On the basis of defining the relevant concepts of agricultural land,this paper,guided by the green development theory,land value theory,social security theory,ecological economy theory and externality theory,constructs the evaluation method of agricultural land value under the concept of green development from the three dimensions of economy,society and ecology.Gutian county and sha county,the national land transfer demonstration counties in fujian province,which are the national ecological civilization experimental area,were selected as the research objects to evaluate the rural land value of gutian county and sha county.In combination with the questionnaire survey data,a Logistic regression model was established to analyze the impact of farmers' ecological cognition of agricultural land on their willingness to pay for agricultural land ecological value.Through the analysis and comparison of the evaluation results of the two counties,the paper puts forward some specific ways to improve the value of agricultural land,such as developing green leisure agriculture,developing characteristic modern agriculture on a large scale,improving agricultural land production technology and increasing ecological protection.
