Nowadays,with the development of the market economy,the leasing,transfer,auction,mortgage and annexation of tea plantations become more and more frequent.In order to promote the development of the tea plantation market economy and safeguard tea growers' interests,an appropriate and reasonable appraisal of the values of tea plantations is needed.Responding to the wants of tea plantation value evaluation,in this thesis I analyze the tea plant assets and the tea garden land assets,and introduce their characteristics and different evaluation methods.The tea garden land assets,and the tea plant assets at different periods,can be evaluated by the current market price method which is also called the market approach.In the framework of the market approach,this article uses the comprehensive evaluation ahp-topsis method to analyze the tea garden land assets with a case,and the ahp-gray connect degree synthetic evaluation method to analyze the tea plant assets with a case.The following results were obtained through theoretical analysis and empirical research:(1)The determination of the evaluation index system is the key to the evaluation of the market method.Combined with the difference between the tea plantation and other cash crops,I design an evaluation index system that conforms to the basic situation of tea plantation production and sales.That include 28 evaluation indexes of the tea garden land assets and 7 evaluation indexes of the tea plant assets.(2)I refer to expert's guidance and evaluation experience,and use the analytic hierarchy process method to obtain the weight of each index.(3)In this paper,the ahp-topsis method is used to analyze the value of the tea garden land assets,and obtain the closeness degree between each object and the optional scheme.You can find out the factors that affect the evaluation value of the tea garden land assets during this process.Using mathematical estimation method to calculate the value of reference object evaluation and their closeness degree,we can get the evaluation value of the tea garden land assests.(4)Different from the ahp-topsis method,theahp-grey correlation evaluation method analyzes the similarity between the investigated tea plantation assets and the reference tea plantation assets.The greater the correlation value is,the stronger the similarity get,and the greater the weight of reference tea garden evaluation value become.The weight average method is used to calculate the tea plant property assessment.The ahp-topsis method and the ahp-gray correlation evaluation method,which are applied to the evaluation of tea plantation assets,provide a quantifiable method for optimizing the evaluation of tea plantation assets.Compared with the original market approach,they can improve the accuracy and scientificity of the evaluation results.With different evaluation methods used,different results are obtained.So,we need to choose the best evaluation method according to the assessment purpose,tea growth stage(preparatory period,increasing period,full period,declining period)so as to safeguard tea growers' interests.There are many kinds of evaluation methods.To make the analysis more objective and fair,we should choose a feasible,scientific,logical methods.This article makes some summaries and attempts,for example,doing analysis by the combination of ahp-topsis method and ahp-gray connect degree synthetic evaluation method,which has important instruction significance for the check computation of the tea plantation assets,the optimizing management and the tea plantation resource integration.
