Research On Vanke Group's Financial Strategy Based On Light Asset Operation Mode

In today's real estate industry,the continuous deepening of supply side reform and the fierce market competition make most of the real estate enterprises have huge capital and inventory pressure,and the industry profit rate continues to decline.Therefore,the whole real estate industry is in urgent need of reform.It is necessary to select the appropriate operation mode with the help of the advantages of the enterprise's own resources to promote the change of the overall strategy.As a real estate benchmarking enterprise in China,Vanke Group takes the lead in putting forward the strategy of transforming its real estate development mode to light asset operation mode.Therefore,this paper selects Vanke Group as the research object,and takes Vanke transformation light assets as the starting point of the case study,to explore the problems of Vanke's financial strategy under the light assets operation mode and what is worth learning.Firstly,this paper summarizes the theoretical basis and meaning of light asset operation mode and financial strategy.Secondly,taking Vanke Group as a case study,this paper uses pest and SWOT analysis to analyze the implementation environment of Vanke Group's financial strategy internally and externally,to explore the motivation of enterprise transformation of light asset operation mode,and to start from the financial structure of Vanke Group This paper analyzes its specific practices in the light of asset transformation.Then,it analyzes the content of the financial strategy of Vanke Group under the light asset operation mode,evaluates the effect of the financial strategy under the light asset operation mode by using the financial index analysis method,and further quantifies the implementation effect of the financial strategy.Then,through the construction of financial strategy matrix to clarify the value creation and capital surplus and deficiency of the enterprise,combined with the results of effect evaluation,the financial strategy under the light asset operation mode is optimized and analyzed.Finally,from the point of view of the industry,this paper provides enlightenment for other real estate enterprises to transform asset light operation mode and optimize financial strategy.The main findings of this paper are as follows:(1)the real estate enterprises should consciously adjust the asset structure and profit structure;(2)the enterprises should choose the appropriate financial strategy according to the macro environment and policy background;(3)the enterprises should innovate the diversified financing mechanism in the financing strategy In the investment strategy,we should strengthen the investment in the intelligence intensive industry,pay attention to the integration and operation of the whole supply chain in the operation strategy,and adopt the distribution mode of low cash dividend and high stock dividend in the selection of the dividend distribution strategy.
