| Industrial convergence is a key link in industrial evolution.In the rapid period of sustainable development in China,industrial convergence can also be used in the real estate industry and tourism industry.On May 11,2016,Premier Li Ke qiang of the State Council agreed on the "Yangtze River Delta City Cluster Development Plan".The concept of "building a world-class city cluster" was put forward,and cities in the Yangtze River Delta began to expedite the search for a new system of coordinated regional development.However,due to various subjective and objective reasons,this concept has not been effectively implemented.In addition,Jiangsu Province is in an important period of strategic adjustment,the real estate industry is facing more and more development pressure,so it is very urgent to find a new development direction.Tourism is heading for a "travel+" era.Director of the national tourism administration Mr.Li once pointed out the definition of "travel+"."Tourism +" refers to fully display the convergence strength and integration effect of the tourism industry,providing the necessary platform for the rapid advancement of other related industries and enhance the comprehensive development level and value.Tourism real estate is a key part of real estate transformation and upgrading.It is a combination of real estate and tourism.It is a project that is constructed on the prescribed land and has a certain internal relationship with a series of tourist areas.At present,the analysis of tourism real estate is still in its infancy,and there is no thorough analysis of the coordinated development of tourism real estate.Therefore,it is of great research significance for the economic and industrial transformation and upgrading to study the synergy between the real estate industry and tourism industry in Jiangsu Province.This study takes Jiangsu Province as the research target,takes industrial association as the conceptual basis,and uses gray correlation method,coupled coordination model analysis method,GIS spatial analysis method,etc.as research tools.An analysis of the changes in the coupling and coordination of the tourism industry.The main contents of the study are as follows: First,qualitatively analyze the development status of the real estate industry and tourism industry in Jiangsu Province,and explore the difficulties and opportunities encountered in the development of these two industries.Then,quantitative analysis of the two major industries is obtained from the gray theory model.The coupling coordination model is used to conduct empirical analysis and spatial analysis on the coupling coordination research of 13 cities in the real estate industry and tourism industry in Jiangsu Province from 2008 to 2017 Compare.Finally,the policy recommendations for the coordinated progress of the two major industries in Jiangsu Province are given.The research conclusion is as follows: Firstly,There is a strong correlation between the two major industries in Jiangsu Province and a significant positive correlation.The primary factor for the comprehensive development of the tourism industry to the real estate industry is the number of domestic tourists,followed by domestic tourism revenue.Secondly,The coordinated development of the real estate industry and the tourism industry in Jiangsu cities generally shows an upward trend,but the development of their cities is relatively uneven,Suzhou has a relatively good coordination degree,and Su qian is the worst.Thirdly,Using Arc GIS 10.2 software to analyze the spatial distribution of GIS in the real estate industry and tourism industry,it can be seen that by 2017,the coordination level of various municipalities is mostly in the state of primary coordination,and is developing towards a good situation.However,the overall development of the cities in southern Jiangsu,northern Jiangsu,and central Jiangsu differs greatly from the overall development.The coordination level of Suzhou is at the highest level for intermediate coordination,while the level of coordination level for Su qian is at a low status,which is barely coordinated. |
