The booming real estate industry has made a great contribution to China's economic growth,and the healthy development of the industry has also attracted the attention of the whole country.In recent years,with the state's macro-control and the gradual implementation of the policy of "real estate without speculation",the real estate industry as a whole is in a downward stage.Enterprises in the industry need effective financial risk assessment and prevention suggestions to avoid possible risks.According to the characteristics of BM real estate and its industry,this paper selects the corresponding financial indicators from the five levels of financing,investment,operation,growth and cash flow,and makes a comparative analysis with the same period value and industry average value in the past five years.It also analyzes the risks faced by other levels based on non-financial indicators.And from the macro environment,industry competition and internal management of these three aspects to explore the reasons.In order to find the problems more deeply and objectively,and quantify the problems found,this paper also constructs the corresponding financial risk evaluation index system,according to the set selection principles and methods,selects the financial indicators to build the evaluation index system.Based on the analytic hierarchy process,the weight of each index is determined by the way of expert scoring,and the scores of each index are calculated and summarized by the improved efficiency coefficient method.Based on the quantiles calculated by 116 listed real estate companies in Shanghai and Shenzhen with complete relevant documents and financial data,the evaluation criteria are set,and the grades are divided according to the research results of previous scholars.After a complete evaluation index system is established,the effectiveness of the evaluation index system is tested by using the financial data of the peak period of the first share of real estate delisting and the year before delisting,and then the evaluation indexes of BM real estate in the past five years are substituted into the whole system for application,and the evaluation results are obtained.Finally,in view of the analyzed financial risks,the corresponding preventive suggestions are given.Considering the important position of the research object in the field of real estate and its typical financial problems,the study of its financial risk related problems can not only alert managers to recognize the current financial risk,but also provide reference for the whole real estate industry and academia.
