The housing issue is an important issue affecting people's livelihood and economic development.The state has always attached great importance to the housing issue.President Xi Jinping made a point of houses are for living in and not for speculative investment in Reports of the 19 th National Congress of the Communist Party of China,he said that we need to speed up the establishment of a housing system that provides multiple sources of supply and provides multiple channels for both rental and purchase.China has made remarkable achievements in the construction of housing security and supply system,but,the key part of realize the goal is about distribution and rent pricing.Problems such as untimely rent adjustment and unreasonable subsidy coefficient and income line have restricted the sound development of public rental housing.Taking Guangzhou city as the research object,this paper analyzes the current situation and problems of the factors influencing the rent standard of public rental housing in Guangzhou,we focus on market rent,household income and rent ratio,etc,studing the rent pricing and subsidy system of public rental housing in Guangzhou,and provides a basis for establishing regulations of public rental housing in Guangzhou.Firstly,based on a large number of domestic and foreign literature on rent pricing of public rental housing,this paper sorts out the pricing principles of the pricing theory;Secondly,it studies the rent policy of public rental housing in Guangzhou,which provides a theoretical basis for the research on the influencing factors of rent pricing;Thirdly,this paper analyzes the macro factors,middle factors and micro factors that affect the rent of public rental housing,and conducts a survey research and interviews with experts on the factors that affect the rent of public rental housing.The results of the survey show that the factors that have important influence on the rent of public rental housing including whether has elevator/intensity of the noise /the distance from the subway and the hospital and the primary school.Finally,uses SPSS to analyze the single factor and multiple linear regression,and uses Henodic Model to construct the rent pricing model of rent pricing of public rental housing in Guangzhou and empirical research the applicability of the model.
