| As my country’s floating population further gathers in large and medium-sized cities,the housing rental market is also growing,which has spawned a segment of the housing rental market-the long-term apartment business.In recent years,the state has vigorously advocated the development of the housing rental market.In the report of the 19 th National Congress of the Communist Party of China,“the establishment of a housing system with multi-subject supply,multi-channel security,and rent-purchase simultaneously” was proposed.However,behind the rapid growth,the related risks are also increasingly prominent.More and more cases of long-term apartment companies have closed down due to poor management and broken capital chains.Therefore,it is necessary to conduct investment risk analysis and risk management for long-term apartment companies..Based on the analysis of the current status of risk management at home and abroad,this article takes the long-term apartment investment risk as the research object,comprehensively uses the fuzzy comprehensive evaluation method and the analytic hierarchy process to identify and analyze the risks in the long-term apartment investment process.In the early stage of customer group positioning,mid-term renovation and transformation,to the later stage of operation and management and many other links,build a long-term apartment investment risk evaluation system,including the determination of the index system and the determination of weights.Based on this,judge the level of long-term apartment investment risk;then put forward risk control countermeasures and measures.The case project risk analysis research shows that the overall risk level of the project investment is relatively high,among which operation management risk,supply and demand risk and financial risk are the main risks faced by investment companies.Based on this,based on the endowment of the investment enterprise and the characteristics of the case project,specific risk control measures for the case project are proposed,including: clarifying the positioning of the project customer group,implementing the lease period and rent stratification strategy,strengthening the internal capital control of the enterprise,and making full use of the investment The company has long-term accumulated experience,resources and brand advantages in the field of real estate development for lease marketing. |
