Promoting the citizenization of migrant workers is one of the important tasks of the new urbanization construction.There are many problems in the process of promoting the citizenization of migrant workers,and the most prominent problem affecting the citizenization of migrant workers is the housing problem of migrant workers in cities.Although migrant workers can solve urban housing problems by renting or purchasing real estate,they all need to bear the cost of housing.Excessive housing costs will inevitably hinder the process of peasant workers' citizenization.Therefore,it is the key to promote the process of migrant workers 'citizenization by carrying out cost calculations on different forms of migrant workers' urban housing,and conducting simulation research on the current urban housing policies.On the one hand,it can increase the stability of migrant workers in urban areas and enhance the urban ownership of migrant workers.On the other hand,it can provide human resources guarantee for urban development and promote the sustainable development of cities and towns.At this stage,in the existing research on the housing costs of migrant workers,most scholars often use the published average house price as the basis for measuring the housing costs of migrant workers.Such calculation methods fail to take into account The difference in housing costs under different housing forms for migrant workers makes it difficult to accurately assess the housing costs of migrant workers.Therefore,this paper uses this as a starting point,and conducts field surveys in16 cities in Shandong Province,uses the questionnaire form to calculate the housing costs of migrant workers in different housing forms,and introduces real estate tax policy factors for simulation research.This paper with the whole life cycle cost theory and cost theory as a foundation,completely respectively to build the first unit housing cost model,the second type of rental housing cost model,and the third type of housing housing cost model,on the basis of field survey data of Shandong province urbanization of migrant workers under three kinds of different forms of housing housing costs for the calculation,the calculation results show that Shandong province rural migrant workers in three kinds of different types of housing,uncontrollable risk cost model,all kinds of different cost impact on housing costs there are apparent differences.In the first type of unit housing cost model,when the risk cost is taken into account,the impact degree of living cost on housing cost is 0.55,while the impact degree of risk cost on housing cost is 0.45.In the model of the second type of rental housing cost,the living cost has the greatest impact on the housing cost,followed by the risk cost,while the acquisition cost and transportation cost have a small impact on the housing cost.Second,by using Vensim software containing the property tax policy to build a system dynamics simulation model,simulation analysis of the changes in the demand for housing prices and housing property tax,the simulation results show that different taxrates on the demand for housing will not produce larger inhibition effect,and the impact on housing prices in the early stage of the performance was not significant,the late will have obvious inhibitory effect,and,with the increase of tax rates,its effects are becoming ever more obvious.Finally,based on the calculation and simulation results of migrant workers' citizenization housing cost,the paper puts forward some Suggestions,such as improving the low-rent housing policy,constructing the housing cost sharing mechanism and implementing the property tax policy of "broad tax base and low tax rate",so as to promote the citizenization of migrant workers.
