| At present,China is in the decisive stage of building a moderately prosperous society in an all-round way,and commercial housing,as a necessary consumer goods in the daily life of urban residents,plays an important role in adjusting the living standard of Chinese residents.To protect the steady development of the real estate industry and maintain the relative stability of the commodity housing price is of great significance for China to accelerate the socialist modernization.In this paper,the restrictions by moire effect mechanism of small and medium-sized city real estate industry development in our country is expounded,after considering the different cities real estate industry on the basis of the spatial correlation of multi point of double difference model,using the 286 level of 2005-2013 panel data of nine years spatial spillover effect of restrictions on the empirical test.The empirical results show that the policy of purchase restriction does have significant spatial spillover effect.Moreover,the influence on the development of real estate industry in small and medium-sized cities is even greater than that in cities with purchase restriction.In addition,this article analyzes the restrictions in the policy effect and its spatial spillover effects in time when the trend test found that restrictions on the control of the spatial spillover effect of the policy after shows the tendency of increasing speed and its spatial spillover has been a slow increasing trend,indicating that restrictions on small and medium-sized cities influence on the development of the real estate industry is likely to be limited.Also in investigated other factors affecting the development of small and medium-sized city real estate industry,this paper constructed a new synthetic index to investigate the real estate industry development restrictions on small and medium-sized city real estate industry development,the influence of found restrictions by moire effect significantly inhibits the development of small and medium-sized city real estate industry in our country.Based on the experience of the previous round of purchase restriction policy,this paper analyzes the influence of purchase restriction policy on the development of the real estate industry in small and medium-sized cities. |
