With the continuous construction of commercial real estate,the number of shopping centers continues to increase.China’ s commercial real estate has entered the stock age from the age of stimulus.The development mode of commercial real estate has changed from single asset heavy mode to multi asset light mode.In the past two years,the stock of commercial property has increased,which has attracted more and more attention of the society.Industrial building reconstruction started earlier,with rich experience and many successful cases in theory and practice.Because of the rise of light asset model,commercial building reconstruction has begun to enter into normalization.Based on this background,this paper studies the business transformation under the light asset model.This paper takes stock property as the research object,and analyzes the related concepts of stock commercial property transformation.By listing the current cases of business transformation,summarizing the types of transformation,summarizing the main causes of transformation,and classifying the transformation of heavy assets and light assets at the same time,analyzing and proposing that most of the transformation is the type of light assets mode.Next,it analyzes the concept and characteristics of light asset model.By studying the process and model of light asset of Vanke,a representative commercial development company,it analyzes the factors that affect the market value of shopping center,enumerates the relationship between the rent growth of its shopping malls,and concludes that small business is the main force for the sustainable growth of the value of shopping center.Under the light assets transformation mode,the commercial value is promoted,and the principle of transformation should be followed is put forward.Select excellent cases and put forward transformation methods from the applicability of business form,the promotion of property commercial space value,the improvement of space commercial environment and the renewal of business operation engineering conditions.Finally,it is verified by the transformation of commercial properties purchased by Vanke.Study the business transformation of light asset model,analyze the impact,and propose strategies,which not only provide new research direction for the business transformation,but also provide guidance for the actual business transformation projects. |
