The real estate industry is an essential part of the composition of the national economy.For the real estate industry,the enthusiasm of investors and the hype of the real estate market have a certain impact on the level of housing prices.In recent years,the real estate market boom has hit again.Under the strict macro-control of the country,housing prices have stabilized,but the pressure on competition among the real estate industry is still very large.Enterprises are in a relatively sluggish state in the process of acquiring land.Only a part of state-owned enterprises or central enterprises can be concentrated.Acquire large areas of land.Although the financing environment has become more relaxed at this stage,it is more and more difficult for companies with relatively small scales to raise funds from financial institutions.The threshold for financial institutions to issue loans continues to increase,which makes most enterprises face a serious survival crisis.Two companies,China Fortune and Zhongnan Construction,also seized the opportunity to expand their business scale during this boom.Although the two companies are already located in the first-line real estate companies,they also face the same survival crisis as other companies and need to quickly adjust themselves to change Good growth.Under the cyclical adjustment of the real estate industry,do existing companies need business transformation,do they need to change their original development plans,and do they recognize their own advantages and disadvantages in this cyclical adjustment? A series of problems faced by real estate companies have yet to be resolved,and an in-depth analysis of the real estate company's own financial statements can help the company to further solve the problems that arise,and it is particularly necessary to optimize the company itself.This article selects Huaxia Fortune and Zhongnan Construction as two researched real estate companies.First,it introduces the commonly used methods of financial statement analysis,and uses Du Pont analysis method to further in-depth analysis,followed by the basic situation of China Fortune and Zhongnan Construction.A brief introduction and why these two companies were selected as the research objects were also elaborated.Then,based on the financial data of China Fortune and Zhongnan Construction from 2014 to 2018,and charts as auxiliary tools,through the two companies A longitudinal comparison of the situation in different periods can reveal the overall trend of changes in different factors such as the balance sheet and income statement.On this basis,the author uses Du Pont analysis to analyze the overall capabilities of the two companies' financial operations.As a result,it can be found that the situation of China Fortune Finance is better than that of Zhongnan Construction Finance as a whole.China Fortune 's operating profit margin and cash flow capacity are stronger than those of Zhongnan Construction.However,in terms of operating capacity and solvency,the level of the two is not much different.For future development,Huaxia Happiness must focus on controlling costs and strengthening its operational capabilities;in addition to Zhongnan Construction,it must seize market opportunities,expand market share,and consolidate its market position.
