| In recent years,the rapid development of China’s real estate industry has spurred the growth of the national economy and has become the pillar industry of China’s national economy.However,With the rapid development of the real estate industry,the competition between real estate companies has intensified,and the original heavy asset model has begun to expose problems.Due to its large initial capital development,long product construction cycles,and market instability,it has made The financial risks of real estate companies continue to rise.Under the general economic downturn in the real estate industry,some real estate companies in China have begun to explore the road of transformation,taking "light asset" transformation as a new strategic transformation goal of enterprises,trying to get rid of difficulties and obtain new development.W Real Estate Company is one of the domestic companies that early proposed a strategic transformation of light assets.The strategic transformation of light assets has made it develop rapidly,but at the same time it has also triggered new financial risks.The cause of risk is an issue that companies should focus on.Based on this background,this article chooses to study the financial risk control of W real estate enterprises under the light asset strategic transformation.Based on the development status of light asset strategy,this article firstly uses relevant theories and concepts as the starting point to determine the content of financial risk control under the light asset strategy transformation,and provides a theoretical basis for the research of the thesis.Then on the theoretical basis of the previous article,We conducted an in-depth analysis of W real estate company’s light asset strategic transformation,analyzed the development status and problems of W real estate company’s light asset strategy,combined With W real estate company’s specific development,The four aspects of financing,investment,operation,and profit distribution were used to identify risks,and the factor analysis method Was used to evaluate the financial risk of W company under light asset strategic transformation.Risk control proposes targeted measures.Through the research in this paper,I hope that it can provide reference and guidance for some real estate companies that have not yet carried out the strategic transformation of light asset or are in the preparatory stage of transformation,and provide a feasible reference for solving the financial risk control problem under the light asset strategy. |
