With the acceleration of China's urbanization process,the city's resident population has risen sharply,and the development of China's housing rental market is not perfect,and it is not enough to fully respond to the ultra-high rent demand caused by the influx of population.This article analyzes the housing rental market from the perspective of housing rent levels,and can better understand the development status of the housing rental market.In recent years,Zhengzhou's economy has developed rapidly,and its resident population has been increasing.It is listed as a pilot city for the development of the housing rental market.Therefore,this paper takes Zhengzhou as an example to study the spatial distribution of housing rent levels in Zhengzhou.First,analyze the spatial distribution of housing rents in Zhengzhou.Analyzing the spatial distribution of housing rent levels from the overall and regional aspects of Zhengzhou City,it was found that the area with the highest housing rent level in Zhengzhou was Zhengdong New District and the lowest area was Huiji District;the spatial distribution of housing rent levels in Zhengzhou differed,manifested in The housing rent level structure is unreasonable,the space of the renting group is stratified and clustered,and the stratification and aggregation of the residence-employment space is stratified.Secondly,from the three aspects of location characteristics,architectural characteristics and neighborhood characteristics,the impact mechanism analysis of the spatial difference in housing rent level in Zhengzhou was carried out;and the literature on the influencing factors of housing rent level was sorted out;15 influencing factors were finally determined and quantified.Next,an empirical analysis of the influencing factors of housing rent level in Zhengzhou City.Compare the multivariate linear model with the multivariate linear logarithmic model,select the multivariate linear logarithmic model with higher fitting degree;conduct an empirical analysis on the overall market and market segments of Zhengzhou City.In the overall market,a total of 12 factors affect Examination shows that the influencing factor of the building area is the largest and the influencing factor of the total floors is the smallest;in the segmented market,the influencing factors of the housing rent levels in different regions are different.For example,Jinshui District passed the test of 13 influencing factors;Guancheng District passed the test of 6 influencing factors.Through the above research,this article makes the following suggestions: First,Zhengzhou should establish a compact city development concept in the development process,optimize the industrial space layout of Zhengzhou and optimize the spatial layout of rental housing in Zhengzhou.Second,the Zhengzhou Municipal Government should increase the number of housing leases,rationally plan the supply of rental housing in various regions,and improve the quality of rental housing supply in Zhengzhou.Third,the Zhengzhou Municipal Government should reasonably allocate the fiscal expenditures of public services in various regions of Zhengzhou and the public service facilities within the region in terms of public service facilities.
